STAFF REPORT August 7, 1989 <br /> S & H Partnership 1277-89 <br /> Location: 18211 and 18239 <br /> Ireland Road <br /> City of South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change <br /> from "A" Residential to "C" Commercial , "C" <br /> Height and Area to allow construction of a <br /> laundromat, dry cleaners and car wash. <br /> EXISTING LAND USE: The property contains two single-family homes. <br /> SURROUNDING LAND USE AND ZONING: Located to the north is vacant land in the <br /> County zoned "R" Residential ; to the east is <br /> the site of a proposed theater complex <br /> presently zoned "A" Residential and "C <br /> Commercial; to the south is a barber shop and <br /> single-family home zoned "R" Residential and a <br /> dental office zoned "0" Office; to the west is <br /> a single-family home zoned "A" Residential. <br /> ACCESS: Access to the site is proposed from Ireland <br /> Road. <br /> WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br /> DRAINAGE: The drainage has not been addressed by the <br /> petitioner. <br /> DATA: The total site to be rezoned is 4.1 acres. Of <br /> that, the buildings will occupy 16,260 square <br /> feet, or 9 percent of the site; the parking <br /> and drives will occupy 77,120 square feet, or <br /> 43 percent of the site; and 85,516 square feet <br /> or 48 percent of the site will remain as open <br /> space. <br /> WETLANDS/FLOOD HAZARD: A check of the Agency's maps indicates that no <br /> wetlands or flood hazard areas are present. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: <br />
