STAFF REPORT August 7, 1989 <br />Todd J. and Paula Posar 1270 -89 <br />Location: 306 and 310 North <br />Ironwood Drive <br />City of South Bend <br />REOUESTED ACTION: The petitioners are requesting a zone change <br />from "A" Residential, "A" Height and Area to <br />"B" Residential, "A" Height and Area to allow <br />the construction of a doctor's office <br />EXISTING LAND USE: The property contains two single- family homes. <br />SURROUNDING LAND USE AND ZONING: Located to the north is a doctor's office <br />zoned "B" Residential; to the east are <br />single - family homes zoned "A" Residential; to <br />the south is a single - family home zoned "A" <br />Residential; and to the west across Ironwood <br />Road are single- family homes zoned "A" <br />Residential. <br />ACCESS: Access to the site is proposed from Ironwood <br />Road. <br />NATER SOURCE /SEWAGE DISPOSAL: Water and sewer are available to the site. <br />DRAINAGE: The drainage has not been addressed by the <br />petitioner. <br />DATA: The total site to be rezoned is 15,682 square <br />feet. Of that, the buildings will occupy <br />3,864 square feet, or 25 percent of the site; <br />the parking and drives will occupy 6,249 <br />square feet, or 40 percent of the site; and <br />5,569 square feet or 35 percent of the site <br />will remain as open space. <br />WETLANDS /FLOOD HAZARD: A check of the Agency's maps indicates that no <br />wetlands or flood hazard areas are present. <br />SITE PLAN: The site plan is preliminary. <br />AGENCY COMMENTS: The City Engineer noted that sewer and water <br />are available to the site. <br />
