Inc. 126O-8Q <br /> Location: southwest corner <br /> of Jackson and Grass Roads <br /> and on the southwest corner <br /> of Johnson and Hickory Roads <br /> City of South Bend <br /> REOUESTED ACTION: The petitioners are requesting a zone change <br /> from "A" Residential to "A" Residential, "A" <br /> Height and Area to allow the property to be <br /> developed for single-family homes <br /> EXISTING LAND USE: The 80 acre tract contains a farmstead. <br /> SURROUNDING LAND USE AND ZONING: Located to the north of the 26 acre tract is a <br /> single-family hone zoned "R" Residential ; to <br /> the east is a single-family home zoned "R" <br /> Residential; to the south is a single-family <br /> home zoned "A" Agricultural and to the West is <br /> vacant land zoned "A" Residential in the City. <br /> The 80 acre tract is surrounded by vacant land <br /> zoned "A" Residential to the north; to the <br /> east and south is vacant land zoned "A" <br /> Agricultural; and to the west is vacant land <br /> zoned "R"Residential and "A" Agricultural. <br /> ACCESS: Access to the site has not been addressed. <br /> WATER SOURCE/SEWAGE DISPOSAL: Water and sewer will be available to the site. <br /> DRAINAGE: The drainage has not been addressed by the <br /> petitioner. <br /> DATA: The total site to be rezoned is 108 acres. <br /> WETLANDS/FLOOD HAZARD: A check of the Agency's maps indicates that <br /> wetlands are present. <br /> SITE PLAN: A site plan is not required for rezonings to <br /> "A" Residential. <br /> AGENCY COMMENTS: <br />
