Logan <br /> City of South Bend <br /> REQUESTED ACTION: The petitioner is requesting a zone change <br /> from "A" Residential , "A" Height and Area and <br /> "C" Commercial , "A" Height and Area to "C" <br /> Commercial, "A" Height and Area to allow the <br /> sale of wedding accessories and small gift <br /> items. <br /> EXISTING LAND USE: The property contains a single-family home. <br /> SURROUNDING LAND USE AND ZONING: Located to the north is a drive-thru <br /> restaurant zoned "C" Commercial; to the east <br /> across Logan Street is a cemetery in <br /> Mishawaka; to the south is a single-family <br /> home zoned "A" Residential ; and to the west is <br /> an office use zoned "C-1" Commercial. <br /> ACCESS: Access to the site is proposed from Logan <br /> Street. <br /> WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br /> DRAINAGE: The drainage has been addressed by the <br /> petitioner. <br /> DATA: The total site to be rezoned is 8,645 square <br /> feet. Of that, the buildings will occupy <br /> 1,549 square feet, or 18 percent of the site; <br /> the parking and drives will occupy 2,990 <br /> square feet, or 35 percent of the site; and <br /> 4,106 square feet or 47 percent of the site <br /> will remain as open space. <br /> WETLANDS/FLOOD HAZARD: A check of the Agency's maps indicates that no <br /> wetlands or flood hazard areas are present. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: The City Engineer made the following comments: <br /> (1) Sanitary sewer and water are available to <br /> the site. (2) Ten foot wide approach is too <br /> narrow. <br />
