Hickory <br /> Road <br /> City of South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change <br /> from "A" Residential, "A" Height and Area to <br /> "B" Residential , "B" Height and Area to allow <br /> the construction of an office complex <br /> EXISTING LAND USE: The property contains a single-family home. <br /> SURROUNDING LAND USE AND ZONING: Located to the north is vacant land zoned "B" <br /> Residential; to the east , across Hickory Road, <br /> are single-family homes in the County, zoned <br /> "R" Residential and "0" Office; to the south, <br /> across Corby Boulevard, are single-family <br /> homes zoned "A" Residential and to the west <br /> are single-family homes zoned "A" Residential. <br /> ACCESS: Access to the site is proposed from Hickory <br /> Road and Corby Boulevard. - <br /> WATER SOURCE/SEWAGE DISPOSAL: The project will be connected to City <br /> utilities. <br /> DRAINAGE: The drainage has not been addressed by the <br /> petitioner. <br /> DATA: The total site to be rezoned is 10.08 acres. <br /> Of that, the buildings will occupy 62,500. <br /> square feet , or 14% of the site; the parking <br /> and drives will occupy 67,500 square feet , or <br /> 15% of the site, and 309,084 square feet or <br /> 71% of the site will remain as open space. <br /> WETLANDS/FLOOD HAZARD: A check of the Agency's maps indicates that no <br /> wetlands or flood hazard areas are present. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: The City Engineer made the following comments: <br /> (1) Additional right-of-way on Corby and <br /> Hickory will be necessary due to alignment of <br /> street and future traffic signal. (2) <br /> Sidewalks and approaches on both streets <br /> required to be built to City standards. <br />
