These standards are attached and made part of <br /> the Staff Report. <br /> Commitments: <br /> The following commitment has been proposed by the petitioner: 1) If at any time the Logan <br /> property for a group residence should cease to exist, Logan commits that the property will be <br /> rezoned to its current zoning of SF2. <br /> 5 Criteria(per IC 36-7-4-603): <br /> 1. Comprehensive Plan: <br /> Policy Plan: <br /> City Plan,South Bend Comprehensive Plan(November 2006) <br /> Objective H 1.4:Encourage the development of a variety of housing types and care choices <br /> for seniors and disabled persons. <br /> Objective H 1.5: Support existing transitional housing providers and shelters that offer a <br /> continuum of care to move people toward self-sufficiency. <br /> Objective H 4.3: Support the efforts of community organizations in developing infill <br /> housing. <br /> Land Use Plan: <br /> The Future Land Use Map identifies this area as medium density residential. <br /> Plan Implementation/Other Plans: <br /> This is located in the NNRO Overlay District. The Overlay District includes additional <br /> development standards for new construction. <br /> 2. Current conditions and character: <br /> The north side of Campeau is single family homes and the south side is Perley School and <br /> Coquillard Park. <br /> 3. Most desirable use: <br /> The most desirable use is one compatible within the general character of the neighborhood. <br /> 4. Conservation of property values: <br /> Surrounding property values should not be affected as long as the proposed commitments are in <br /> place and enforced. <br /> 5.
