Sec. 21-4948. Corner lots; requirements. <br /> (a) On a corner lot the least width of any side yard along the <br /> side street lot line shall be twenty-five percent (25%) of the width of <br /> the lot at the building line, but in no case shall this requirement <br /> reduce the least width to less than ten (10) feet nor require more than <br /> twenty-five (25) feet setback, provided that on a corner lot less than <br /> forty ( 40) feet in width and of record on June 13, 1949, the buildable <br /> width need not be reduced to less than seventy percent (70%) of the <br /> width of the lot at the building line. If the lot is rectangular and <br /> not square, the front yard shall be the yard along the building' s <br /> shortest side. For all lots of other shapes the Building Commissioner <br /> shall exercise discretion to determine which yard is the front yard. <br /> (b) Where the rear lot line of a corner lot adjoins a side lot <br /> line of a lot in a residential district, no part of any accessory <br /> building or use within twenty-five (25) feet of the common lot line <br /> shall be nearer a side street lot line than the least depth of any <br /> front yard requirement on such adjoining lot. <br /> Sec. 21-49 . Attached garages and carports; requirements. <br /> If , after April 11, 1955, at the time of original construction of a <br /> principal dwelling a garage or carport is attached, the side yard <br /> requirements of this Division shall be met.
