ORDINANCE NO. <br />AN ORDINANCE AMENDING THE ZONING ORDINANCE FOR FIVE (5) <br />PROPERTIES LOCATED AT THE SOUTHEAST CORNER OF WESTERN <br />AVENUE AND LOMBARDY DRIVE LYING IMMEDIATELY SOUTH OF THE <br />INTERSECTION AND IMMEDIATELY NORTH OF 450 LOMBARDY DRIVE, <br />COUNCILMANIC DISTRICT 6 IN THE CITY OF SOUTH BEND, INDIANA <br />STATEMENT OF PURPOSE AND INTENT <br />Petitioner, Preferred-South Bend LLC is seeking to rezone all of the properties <br />listed below to Community Business District (CB) for the purpose of constructing <br />a Walgreens Drug Store at the proposed location. A drug store is a permitted <br />use in a Community Business District, and rezoning of the property necessary to <br />support the store would not be inconsistent with the City of South Bend's City <br />Plan and would be consistent with the current and future use and development of <br />the surrounding area..The current zoning is as follows: <br />PARCEL I: 4444 West Western Ave. <br />South Bend, Indiana 46619 <br />Zoning: Community Business District (CB) <br />PARCEL IA: 18 Foot wide strip <br />PIN: 18-4112-414812 (Newly assigned) <br />Zoning: Multifamily Urban Corridor District (MF1) <br />PARCEL II: 418 South Lombardy Drive <br />South Bend, Indiana 46619 <br />Zoning: Multifamily Urban Corridor District (MF1) <br />PARCEL III; 426 South Lombardy Drive <br />South Bend, Indiana 46619 <br />Zoning: Local Business District (LB) <br />PARCEL IV: 436 South Lombardy Drive <br />South Bend, Indiana 46619 <br />Zoning: Local Business District (LB) <br />NOW THEREFORE BE IT ORDAINED by the Common Council of the City <br />r of South Bend, Indiana as follows: <br />SECTION 1.
