South Bend Central Development Area <br />(3) continued... <br />Notice of Intended Disposition of Property with publication dates <br />of October.1,9.and October 26, 2012 and Receipt of Bids at 9:00 <br />a.m., November 8, 2012. (10 former HDC properties in Monroe <br />Park) <br />(4) Update on Redevelopment Commission owned property in the <br />South Bend Central Development Area. <br />Mr. Inks noted that Commissioners received this morning a map of <br />sites the Commission owns in the downtown and a list that <br />corresponds to it. Staff intends to more proactively market the <br />properties that are owned by the Commission. The map identifies <br />the Commission owned properties that are not for sale. There are <br />very few of those, including the Moms Performing Arts Center, <br />Palais Royale, the St. Joseph/Wayne Street parking garage, <br />Century Center and a small lot at the edge of Monroe Park with a <br />monument sign for the neighborhood. <br />There are a couple of properties for which the Commission has <br />temporary ownership that will eventually revert to the businesses <br />located there: I" Source/Doubletree ground lease and KeyBank <br />Plaza. <br />There are also several parcels we would hope to transfer to other <br />city departments. In some cases those might be right -of -way like <br />Woodward Ct; in other cases it might be park space. <br />The remaining sites are developable. Most of those are <br />congregated around Coveleski Stadium. Staff will begin the <br />disposition process on all of those properties: getting appraisals, <br />title searches, surveys, and putting them out for bid. If there are no <br />bids, staff will list the properties with local realtors. <br />Mr. Davis asked about a property such as Fat Daddys where <br />demolition is not an option due to its historic value. Mr. Inks <br />responded that disposition of that property will be a process that <br />must be worked through. We can put together information on what <br />it would take to renovate the structures, the cost to demolish the <br />structures, alternatives to save the fagade of the structures. <br />
