STAFF REPORT March 11 , 1991 • <br /> John F. Powell , et al 1397-91 <br /> Location: the northeast <br /> corner of Ironwood Drive and <br /> Pleasant Street <br /> City of South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change <br /> from "A" Residential , "A" Height and Area to <br /> "B" Residential , "B" Height and Area to allow <br /> physician offices. <br /> EXISTING LAND USE: The property is vacant . <br /> SURROUNDING LAND USE AND ZONING: Located to the north and east are <br /> single-family homes zoned "A" Residential ; to <br /> the south across Pleasant Street is a <br /> restaurant zoned "C" Commercial and "B" <br /> Residential ; to the southwest is an employment <br /> agency zoned "B" Residential ; and to the west <br /> across Ironwood Drive are single-family <br /> residences zoned "A" Residential . <br /> ACCESS: Access to the site is from Ironwood Drive and <br /> Pleasant Street . <br /> WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br /> DRAINAGE: The drainage has been addressed by the <br /> petitioner. <br /> SITE DATA: The total site to be rezoned is 27,225 square <br /> feet. Of that , the buildings will occupy <br /> 5,483 square feet , or 20.1 percent of the <br /> site; the parking and drives will occupy <br /> 14,257 square feet , or 52 percent of the site; <br /> and 7,287 square feet or 27 percent of the <br /> site will remain as open space. <br /> ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br /> public wells, wetlands, flood or environmental <br /> hazard areas are present . <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: The City Engineer made the following comments: <br /> Prior to site plan approval , the architect and <br /> City Engineer will resolve any differences in <br /> storm water run-off and paving of the <br /> north-south alley adjacent to the property. <br />
