.'` STAFF REPORT July 9, 1991 <br /> Holladay Corp., Ridgedale Nursing 1411-91 <br /> Location: 1950 Ridgedale <br /> Road <br /> City of South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change <br /> from "B" Residential , "A" Height and Area to <br /> "B" Residential , "A" Height and Area to allow <br /> a laundry facility for the existing nursing <br /> home. <br /> EXISTING LAND USE: The property contains a nursing home. <br /> SURROUNDING LAND USE AND ZONING: Located to the north across Ridgedale Road are <br /> single-family residences zoned "A" <br /> Residential; to the east across _Ironwood Road <br /> is a church. zoned "A" Residential ; to the <br /> south are single-family residences zoned "A" <br /> Residential; and to the west are single-family <br /> residences zoned "A" Residential and an office <br /> building zoned "B" Residential . <br /> ACCESS,: Access to the site is from Ridgedale Road and <br /> Ironwood Road. <br /> WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br /> DRAINAGE: The drainage has been addressed by the <br /> petitioner. <br /> SITE DATA: The total site to be rezoned is 6.15 acres. <br /> Of that, the buildings will occupy 1 .35 acres <br /> or 22 percent of the site; the parking and <br /> drives will occupy 3.78 acres or 61 .5 percent <br /> of the site; and 1 acre or 16.5 percent of the <br /> site will remain as open space. <br /> ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br /> public wells, wetlands, flood or environmental <br /> hazard areas are present . <br /> SITE PLAN: The site plan is final . <br /> AGENCY COMMENTS: <br />
