STAFF REPORT February 10, 1992 <br /> Hebrew Orthodox Congregation 1440-92 <br /> Location: 3207 S. High Street <br /> City of South Bend <br /> REQUESTED ACTION: The petitioner is requesting a zone change <br /> from "A" Residential , "A" Height and Area to <br /> "B" Residential , "A" Height and Area to allow <br /> the construction of a dormitory and a future <br /> dining hall , in addition to the existing <br /> school and synagogue. <br /> EXISTING LAND USE: The property contains a school and synagogue. <br /> SURROUNDING LAND USE AND ZONING: Located to the north are single-family homes <br /> and a church zoned "A" Residential ; to the <br /> east is the Stanley Clark School zoned "A" <br /> Residential; to the south are multi-family <br /> residential buildings zoned "B" Residential; <br /> and to the west are single-family homes zoned <br /> "A" Residential . <br /> ACCESS: Access to the site is from High Street . <br /> WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br /> DRAINAGE: The drainage has been addressed by the <br /> petitioner. <br /> SITE DATA: The total site to be rezoned is 9.9 acres. of <br /> that , the buildings will occupy .65 acres, or <br /> 6.6 percent of the site; the parking and <br /> drives will occupy .91 acres or 9.2 percent of <br /> the site; and 8.34 acres or 84.2 percent of <br /> the site will remain as open space. <br /> ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br /> public wells, wetlands, flood or environmental <br /> hazard areas are present . <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: <br />
