FINANCIAL APPROACH <br />CITY OF SOUTH BEND: PINHOOK WTP IMPROVEMENTS PROJECT GUARANTEED SAVINGS CONTRACT <br />MAXIMIZING THE CONTINGENCY <br />While maintaining the GMP that we provide, we will be working <br />diligently to increase the contingency that the City can use to complete <br />additional work. Our efforts will include: <br /> Create an overall site plan that shows the sequencing <br />required for the project <br /> Generate excitement about the project within our vendor <br />base in advance of soliciting their quotes <br /> Solicit the input of electrical contractors early in the design <br />process to gain their interest in the project <br /> Solicit a minimum of 3 quotes for all commodities, <br />equipment, and subcontracts <br /> Create a project schedule that is achievable by all parties, <br />avoids overtime, and minimizes risks due to weather <br />Reynolds owns $17 Million in <br /> Be organized and professional so vendors know they can <br />construction assets <br />bid confidently (and aggressively) <br /> Conduct “interviews” with key subcontractors to ensure they <br />have the resources to execute their work <br /> <br />GMP APPROACH WITH NO CHANGE ORDERS <br />C. Explain how the Provider plans to offer a Guaranteed Maximum Price, with no change orders, for this <br />project. <br />Our pricing Guarantee starts with a reliable estimate created by our experienced estimating team. Using the design <br />documents created by American Structurepoint, we will create an organized budget and opinion of probable cost for <br />the project at the 30% design phase. We will refine it at the 60% phase and provide a detailed estimate for each <br />specification section like the one shown below for Division 11 of a previous project. Sticking with our commitment to <br />complete transparency, we give our clients visibility into the detailed costs for each structure and system including the <br />rationale and value for the contingency. Reynolds will invest the time to make sure the contingency budget for each <br />element of the project is appropriate. We will include this budget within the GMP and guarantee that the contract will <br />not exceed the GMP due to change orders that we or the owner request.
