- • STAFF REPORT May 11 , 1992 <br /> Area Plan Commission 1449-92 <br /> Location: the southwest <br /> corner of William Richardson <br /> Dr. and Ralph Jones Dr. and <br /> at the east end of William <br /> Richardson Dr. <br /> City of South Bend <br /> REQUESTED ACTION: This is an Area Plan Commission initiated <br /> rezoning to establish "D" Light Industrial , <br /> "A" Height and Area zoning on six lots within <br /> the Toll Road Industrial Park. The lots have <br /> recently been annexed into the City. <br /> EXISTING LAND USE: The property is currently vacant . <br /> SURROUNDING LAND USE AND ZONING: This property is surrounded by "D" Light <br /> Industrial and "M" Manufacturing zoning to the <br /> north, south, and west , all within the <br /> existing or future phases of the Toll Road <br /> Industrial Park. To the east are <br /> single-family homes zoned "R" Residential . <br /> ACCESS: Access to the site is from William Richardson <br /> Dr. and Ralph Jones Dr. <br /> WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the sites. <br /> DRAINAGE: <br /> SITE DATA: The total site to be rezoned is approximately <br /> 47 acres. <br /> ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br /> public wells, wetlands, flood or environmental <br /> hazard areas are present . <br /> SITE PLAN: A site plan is not required for rezonings that <br /> are initiated by the Area Plan Commission. <br /> AGENCY COMMENTS: <br />
