STAFF REPORT August 10, 1992 <br /> Al W. Williams 1472-92 <br /> Location: 1652 Maplewood <br /> City of South Bend <br /> REOUESTED ACTION: The petitioners are requesting a zone change <br /> from "A" Residential , "A" Height and Area to <br /> "C" Commercial , "E" Height and Area to allow <br /> the construction of a parking lot for a bank <br /> accounting office. <br /> EXISTING LAND USE: The property is currently a vacant wooded lot . <br /> SURROUNDING LAND USE AND ZONING: Located to the north is a single-family home <br /> zoned "A" Residential ; to the east is vacant <br /> land zoned "A" Residential ; to the south are <br /> single-family homes zoned "A" Residential ; and <br /> to the west is a bank office zoned "D" Light <br /> Industrial . <br /> ACCESS: Access to the site is from Maplewood Avenue. <br /> WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br /> DRAINAGE: The drainage has been addressed by the <br /> petitioner . <br /> SITE DATA: The total site to be rezoned is 33,810 square <br /> feet . Of that , the parking and drives will <br /> occupy 30,450 square feet , or 90 percent of <br /> the site; and 3,360 square feet or 10 percent <br /> of the site will remain as open space. <br /> ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br /> wetlands, flood or environmental hazard areas <br /> are present . However, the airport wellfield <br /> is located to the west of this site. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: <br />
