a,,auj. <.. • <br /> ■ A - 4 <br /> teoMmirt... ,, <br /> West Washington/Chapin <br /> Revitalization Project, Inc. <br /> RECEIVED <br /> July 20, 1992 JUL v 1992 <br /> AREA PLAN <br /> Area Plan Commission COMM. <br /> . <br /> 11th Floor County-City Building <br /> South Bend, IN 46601 <br /> RE: Request to Rezone Property at 945 West Washington <br /> Dear Commissioners: <br /> At the July, 1 1992 meeting of the Board of Directors of the West Washington-Chapin Revitalization <br /> Project, Inc. the proposed rezoning of a lot located a 925 West Washington, South Bend was <br /> discussed. It was presented to the Board that the lot is zoned A - Residential. <br /> A project was discussed that includes relocating a house from 901 West Thomas Street to the lot at <br /> 925 West Washington. If this house is not moved it will be demolished to provide space for the <br /> erection of the new history museum being constructed by the Northern Indiana Historical Society and <br /> St. Joseph County. The Thomas Street house is historically (constructed in 1868) and <br /> architecturally (rated 11) significant. <br /> In order to make the project financially feasible, it is proposed that an apartment be included in <br /> the house making it a two family dwelling. This would not be in accordance with the present <br /> zoning. After some discussion, the Board voted to support the request for rezoning to A-1, <br /> Residential, two family. The reasoning for this was: <br /> 1. It is a significant structure and every effort should be made to preserve it; <br /> 2. It will help stabilize the 900 block of West Washington Steet; <br /> 3. It will complete the streetscape from the 600 block to the 1100 block of West Washington; <br /> and, <br /> 4. The property at 921 West Washington backs up to property already zoned A-1, so it will also <br /> be contiguous to other A-1 zoned properties. <br /> The Board wishes to re-affirm its commitment to the A-Residential zoning for the West <br /> Washington-Chapin Development Area. However, we also recognize that exceptions must be made when <br /> the need arises.
