STAFF REPORT- July 13, 1992 <br /> Tim Mathias 1.61-92 <br /> Location: 925 West Washington Street <br /> City of South Bend <br /> REOUESTED ACTION: The petitioner is requesting a zone change <br /> from "A" Residential , "A" Height and Area to <br /> "A-1" Residential , "B" Height and Area to <br /> allow a two-family residential building to be <br /> moved onto the property. <br /> EXISTING LAND USE: The property is currently vacant . <br /> SURROUNDING LAND USE AND ZONING: Located to the north is a two-family dwelling <br /> zoned "A-1" Residential ; to the east is a <br /> two-family dwelling zoned "A" Residential ; to <br /> the south are some multi-family buildings <br /> zoned "A" Residential ; and to the west are <br /> single-family homes zoned "A" Residential . <br /> ACCESS: Access to the site is from Washington Street. <br /> WATER souRcE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br /> DRAINAGE: <br /> SITE DATA: The total site to be rezoned is 8,465 square <br /> feet . <br /> ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br /> public wells, wetlands, flood or environmental <br /> hazard areas are present . <br /> SITE PLAN: A site plan is not required for rezonings to <br /> "A-1" Residential . <br /> AGENCY COMMENTS: <br /> • <br />
