• <br /> • <br /> STAFF REPORT November 6, 1992 <br /> Michiana Community Hospital 1486-92 <br /> Location: the northeast corner of East <br /> Jefferson Boulevard and Tuxedo Street <br /> City of South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change <br /> from "A" Residential and "B" Residential , "A" <br /> Height and Area to "B" Residential , "A" <br /> Height and Area to allow an expansion of an <br /> existing medical office facility, and a future <br /> addition to an existing hospital. <br /> EXISTING LAND USE: The property contains a hospital and a medical <br /> office building. <br /> SURROUNDING LAND USE AND ZONING: Located to the north are single-family homes <br /> zoned "A" Residential ; to the east is Walnut <br /> Grove zoned "A" Residential ; to the south is a <br /> church zoned "A" Residential and apartments <br /> zoned "B" Residential ; and to the west are <br /> single-family homes zoned "A" Residential . <br /> ACCESS: Access to the site is from Jefferson Blvd. and <br /> Marshall Street . <br /> WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br /> DRAINAGE: The drainage has been addressed by the <br /> petitioner. <br /> SITE DATA: The total site to be rezoned is 6 acres. Of <br /> that , the buildings will occupy 62,416 square <br /> feet , or 24 percent of the site; the parking <br /> and drives will occupy 3.6 acres, or 59 <br /> percent of the site; and 43,053 square feet or <br /> 17 percent of the site will remain as open <br /> space. <br /> • <br /> ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br /> public wells, wetlands, flood or environmental <br /> hazard areas are present . <br /> SITE PLAN: The site plan is final for Phase I (medical <br /> office expansion) , and preliminary for the <br /> other additions. <br /> AGENCY COMMENTS: <br />
