Commission approval requested for <br />Resolution No. 1666 approving an <br />application for real property tax <br />deduction for properties at 1529 and <br />1533 Lebanon and 804 Dayton in the <br />Sample -Ewing Development Area. <br />(Pierre A. Smith (d.b.a. Eagle <br />Associates) <br />Nancy Van Scoyk presented the following <br />staff report to the Commission for its <br />consideration. <br />Pierre A. Smith (dba Eagle Associates) has <br />proposed to build up to 25 ranch style <br />homes of 1,123 to 1,298 sf, on vacant lots <br />in the City of South Bend. Each will have <br />a full basement and a one or two car <br />attached garage. They will have three <br />bedrooms, a living room, dining room, <br />kitchen with dishwasher, range and <br />rangehood and two baths. Eagle <br />Associates feels that there is a need for <br />these type of homes, to replace vacant land <br />with affordable homes as we build up our <br />city. Estimated cost per unit is between <br />$75,000 to $80,000 with a total estimated <br />project cost between $1,050,000 and <br />$1,120,000. <br />A review of the tax abatements previously <br />granted finds that Eagle Associates has not <br />been granted previous tax abatement. <br />The building commissioner has reviewed <br />the petition and finds the property to be <br />properly zoned for the proposed project. <br />H: \WPDATA \COMMSN\010899.M1N -14- <br />
