Obviously, if you were the next <br />developer on that site you wouldn't want to <br />be looking at a plain bare wall, which <br />would be the south evaluation of this <br />building. Mr. Donoho stated that he would <br />like to see a heavy design in the <br />panels —not just plain walls. Mr. Panzica <br />stated that he can assure the Commission <br />that not all walls can be heavily fenestrated. <br />He also assured the Commission a very <br />high quality of design. Mr. Hunt stated that <br />the Commission would also like to see <br />some type of nicely designed landscaping <br />that would be between Lots la and 3b. Mr. <br />Panzica stated that Panzica Development <br />Corporation has been and will continue to <br />look into using very generous landscaping <br />as buffers to make the walls that would <br />separate the buildings on Lots la and 3a <br />look as attractive as possible. <br />Mr. Hunt stated that those are concerns we <br />want you to work out with the staff. We <br />don't want you to diminsh the value of the <br />property. <br />Mr. Donoho asked how they plan to handle <br />the service drives of Lots 1 a and 1 b before <br />the rest of the site is developed. Mr. <br />Panzica stated that there would be a service <br />drive behind Lots 1 a and 1 b to service <br />those two buildings. <br />Mr. Panzica stated that if Lots 2c and 2b <br />were to not be developed by Panzica <br />-12- <br />
