0 8-28-18 <br />Details on requested repairs on 510 S. St. Joseph St. <br />Overview; <br />We purchased this property late last year. It is a 4plex with a lot of deferred maintenance. Two of the 4 <br />apartments were rented at the time of purchase. Currently, we have rehabbed one of the apartments <br />and have two other being rehabbed. The property has a long list of deferred maintenance items. it has <br />a concrete block addition which is sinking and also needs to be addressed. We are also working on <br />plumbing, HVAC issues and drainage issues. Our objective right not is to get any safety issues resolved <br />and to fix any critical issues with the property. We also would like to find a way to make the property <br />more maintainable. <br />Externally we are requesting approval to do the following projects. <br />Outdoor side Stair replacement. These stairs were failing and needed to be replaced. They <br />were never install property and were attached to a stone and brick wall which was about to fail. <br />We replaced the steps without approval, therefore we have pictures of the actual replacement <br />step. I have included pictures of the new steps and the old steps from the street. <br />2. Replacement of fallen down fence. We have installed the fence in the back of the property. <br />. Included is a picture of the new fence. <br />3. Windows. We requesting replacement of 7 windows on the west side of the house. These <br />windows no longer have the weight system working. Since they are large windows they do not <br />stay up and the wood is deteriorating. The current windows are wood and on the exterior there <br />are aluminum storm windows. The storm windows are painted red. We are requesting the <br />removal of both the wood windows and the storm windows. The new windows would be white <br />and would be custom sized to fix exactly in the existing window frame. The windows we are <br />planning to purchase are Jeld-Wen Best Series model JW1438. We would purchase from <br />Menards. There are other windows in the house which were replaced with white vinyl windows. <br />I have pictures of the windows we are requesting replacement and we purchased 1 custom <br />window so you can see it has a similar sized frame as the original windows. Long term we would <br />like to find a paint scheme which would incorporate white windows. We are open to any <br />suggestions <br />4. The siding on the second floor in the back is in poor shape some is green and other is red all do <br />not match the house. We would plan to put in vinyl siding to come close to matching the house <br />color. See pictures <br />0 <br />
