A. The primary fagade is planned for restoration of all original material, including existing J.C. Lauber signs. <br />B. The original wood windows will be retained but retrofitted with new insulated glazing with no changes to the lite <br />• pattern. <br />C. The entrance will be modified to raise the threshold up 6" off current grade to rectify drainage issues. <br />D. Depending on the condition of the original front door, there are three proposed options, including: <br />1) Rework existing door, attach to new frame, retrofit with panic hardware <br />2) Existing door affixed as an overlay to a new steel door and frame with new panic hardware <br />3) New custom wood door replicating existing door. <br />2. West (Nile) fagade <br />A. Construct new deck of recycled plastic board in current grass lot. Deck will be at ground level with no vertical detail. <br />B. Remove existing approved fence for deck installation. Reinstall upon completion. There is an option to install a new, <br />custom fabricated, higher quality fence of similar design in same location. <br />C. Install new openings on west wall. Both new doors will be full glass panel aluminum with bronze finish; one is a <br />single door, one is a double door. Three new aluminum windows will be added. <br />D. Relocate existing J.C. Lauber billboard, location TBD. <br />E. Install new 12'6" wide cooler structure to north side of Niles facing portion of building. The cooler walls are flat, <br />metal panels that will be painted to match the new color scheme of the building. Mechanicals will be mounted on the <br />roof top and will be screened with metal panels. Live plantings will be installed to screen cooler. <br />3. East fagade <br />A. Install new 20' x 55' cooler structure. The cooler walls are flat, metal panels that will be painted to match the new color <br />scheme of the building. Mechanicals will be mounted on the roof top and will be screened with metal panels. Live plantings will <br />be installed to screen cooler. <br />B. Install new opening on east wall. New door will be a full glass, double door. <br />C. Not under review, per August 12, 2016 memo from Brett Hummer, HPC Legal (former): A paved parking lot will transform <br />the grassy lot. New concrete and permeable paver walks will be installed. <br />4. South (rear) fagade <br />A. Replace two south facing overhead doors with new full glass panel aluminum with bronze finish, overhead doors. Replace <br />two east/west facing overhead doors with new solid aluminum with bronze finish, overhead doors, to match existing profile as <br />closely as possible. <br />B. Replace two south facing man doors with new full glass panel hollow metal steel. <br />C. Although previously approved for demolition, the 5,000 sq.ft., 1924 addition is scheduled to be retained although it requires a <br />significant number of repairs. A new gabled roof is proposed to replace the deteriorated flat roof. Roof material will either be <br />metal or asphalt rolled roofing. Siding material in gabled ends will either be sheet metal, cedar, or cement board installed with <br />buttjoining. <br />SITE VISIT REPORT: n/a <br />STANDARDS AND GUIDELINES. GROUP B: <br />B. Maintenance <br />The maintenance of any historical structure or site shall in no way involve any direct physical change except for the general cleaning <br />and upkeep of the landmark. The Commission shall encourage the proper maintenance of all structure or sites. <br />B. Treatment <br />Treatment shall be defined as any change of surface materials that will not alter the style or original form. Such <br />improvements include re -roofing, glazing, or landscaping lawns and may involve a change that can potentially enhance or <br />detract from the character of the landmark. A treatment change of any surface whether on the landmark or in its <br />environment may require a Certificate of Appropriateness if it significantly alters the appearance of the landmark. <br />Although these kinds of changes may not require a Building Permit, a Certificate of Appropriateness may be necessary. <br />The commission should review the proposed treatment for character and style consistency with the original surfaces. <br />C. Renovation and Additions <br />Renovation is the modification of a structure, which does not alter the general massing while an addition, is a change in <br />mass. A modification, which involves the removal of a part of the landmark, should be considered under demolition (see <br />demolition). Additions to landmarks should not detract from the original form and unity of the landmark and should not <br />cover singular examples of architectural detail. Additions to landmarks should be added in a manner that does not disrupt <br />the visible unity of overall appearance of the site. The proportions, materials and ratios of the existing structures should <br />be carried through in the additions. Care should be taken not to change or alter the following: <br />is <br />1. Structure—Necessary structural improvements, where safety demands should be accomplished in such a way as to <br />cause minimal visual change to the original style and construction. <br />2. Material—Additions and improvements involving any new material in the landmark should be of the same material as <br />the original. It should be the same size and texture. An alternative material may be allowed if it duplicates the original. <br />19 <br />
