a. Structure — Southwest Corner <br />i. Replace front porch floor with wood boards (contingent upon funding). <br />• ii. Replace existing railing with historically correct railing. An example of the proposed railing <br />can be found at 853 Forest Avenue <br />iii. Remove and replace existing door (south facing). <br />iv. Install wooden storm door on same. <br />v. Remove existing door (west facing) and replace/reconstruct the enclosure into a double hung <br />window matching the existing southwest facing window. <br />vi. Add an additional double hung window on the south facing wall beside the primary entrance <br />door. <br />b. Structure — South Side <br />i. Remove and fill-in south -facing door. <br />c. Structure — East Side (Alley Side) <br />i. Build a small addition (10' x 13'6") to enclose the basement access with concrete/foundation. <br />Color to be matched to existing brick. <br />1. Remove and reinstall current kitchen entrance door on east side. <br />2. Install new wood clad double hung window on east side south of entrance door. <br />3. Install horizontal/awning window above basement access. <br />d. Structure —North Side <br />i. Remove existing `mudroom' northern window, replace with removed horizontal window <br />presently on eastern wall to facilitate new kitchen sink configuration on northern wall. <br />3. Second Floor Improvements <br />a. Add two shed dormers to the north and south of the rear of the house. <br />b. Add two new windows to new shed dormers. <br />C. Include a round porthole window at rear of structure in same bedroom. <br />4. Site / Landscaping Improvements <br />a. Grade and pave in water -permeable ceramic brick of an organic color to create a patio space. <br />b. Grade and pave with same water -permeable ceramic brick a parking pad behind the front house and <br />immediately adjacent to the north of 906 Leland. <br />c. Landscaping <br />d. New sidewalk <br />• e. Replace Maple removed with RME #2017-1115. <br />Applicant is intending to use all -wood Marvin Ultimate Double Hung windows for new replacements. Applicant has expressed <br />concern over the thickness of the new replacement window sashes, as they will be existing in near visible proximity to original <br />windows. Applicant is working with Marvin to attempt to modify the new windows to better replicate the existing sash/frame <br />pattern. Seven new Marvin windows will be installed (five double hung, one awning, and one fixed circle window). <br />PRESERVATION INSPECTOR REPORT: N/A <br />STANDARDS AND GUIDELINES: CHAPIN PARK <br />General Definitions <br />(B) PRESERVATION GUIDELINES <br />(b2) Rehabilitation (ADOPTED) <br />Maintaining the existing character of the district, and whenever possible returning it to its original condition. Any rehabilitation <br />would not require the removal of all non -original materials but would encourage the removal of all such materials which are <br />incompatible with the defined elements of preservation for the district. The design of new construction or alteration would <br />not require the duplication of the original design and construction, but should be compatible with existing structures and <br />the district's defined elements of preservation. The use of original materials or construction techniques would be <br />encouraged, but contemporary methods and materials would be acceptable when compatible. <br />IL EXISTING STRUCTURES <br />A. BUILDING MATERIALS <br />Original exterior building materials in the district include brick, stucco, clapboard, wood shingles, and brick or stone masonry. In <br />some instances, vinyl, composite and aluminum siding have been applied over the original material. <br />Required <br />Original exterior building materials shall be retained when possible. Deterioration of wood materials shall be prevented through <br />repair, cleaning and painting. The existing architectural detail around windows, porches, doors and eaves shall be retained or <br />replaced by replicas of the same design when deteriorated beyond repair. <br />Masonry, including brick and stucco structures, shall be maintained, and properly cleaned only when necessary to halt <br />deterioration or to remove stains and shall be done in a method acceptable for the preservation of the surface: i.e. low-pressure <br />water and soft natural bristle brushes. Brick or masonry mortar joints should be repointed only when there is evidence of <br />• moisture problems, or when sufficient mortar is missing to allow water to stand in the mortar joint. Existing mortar shall be <br />duplicated in composition, color, texture, joint size, method of application and joint profile. <br />15 <br />
