Structure faces southeast, for the sake of clarification I will refer to windows from top level to lower level and from left to right <br />beginning with the direction the wall faces from the outside and the correlating number. For example, the southeast side, second <br />• story, the farthest left window will be SEI. <br />Southeast (front) <br />SEI -2 <br />-two non-operable windows in front dormer unable to photograph from inside, condition unknown <br />SE3-6 <br />-second floor older wood double hung with interior storms. Painted shut with caulk and paint used for weatherization, exterior <br />glazing is failing with water infiltration from outside entering at corners causing separation at mortise and tendon joints <br />especially at lower sash. <br />SE7-8 <br />-first floor older wood double hung windows painted, caulked, and screwed shut. Lower sashes have wood signage over the <br />exterior and interior. Unable to assess condition of lower sashes. Upper sash in structurally sound condition with failing glazing, <br />but many layers of caulk and paint. <br />Southwest <br />SWI -3 <br />-second floor older wood double hung with interior storms. Painted shut with caulk and paint used for weatherization, exterior <br />glazing is failing with water infiltration from outside entering at corners causing separation at mortise and tendon joints <br />especially at lower sash. <br />SW4 <br />-first floor wood double -hung window. Newer sashes with friction track type of operation, brickmold is soft to touch at sill and <br />sill is also soft in spots. <br />SW5-6 <br />-first floor older wood windows, sills are soft in spots, glazing is failing, sashes caulked and painted shut. Bottom of sashes have <br />holes that are also caulked and painted. <br />Northwest (rear) <br />NW1-4 <br />• <br />All <br />wood double hung windows. Friction type operation with exterior brick molding. Sills and plates are soft in several spots. <br />All are caulked, painted, and screwed shut. <br />Northeast (along Portage) <br />NEI -3 <br />-second floor older wood double hung with interior storms. Painted shut with caulk and paint used for weatherization, exterior <br />glazing is failing with water infiltration from outside entering at corners causing separation at mortise and tendon joints <br />especially at lower sash. <br />NE4 <br />-newer wood double hung window. Friction type operation with exterior brick molding. Interior storm, caulked and painted shut. <br />NE5-7 <br />-first floor older wood windows, sills are soft in spots, glazing is failing, sashes caulked and painted shut. Bottom of sashes have <br />holes that are also caulked and painted. Previously overgrown vegetation that kept moisture in place has been removed recently. <br />NE8 <br />-newer wood double hung window. Friction type operation with exterior brick molding. Interior storm, caulked and painted shut. <br />04/05/2018 <br />I photographed and inspected the older wood windows on the second story from the exterior this morning. I did not find <br />excessive deterioration but many, many layers of paint and caulk. To the extent that the areas of concern that I photographed <br />from the inside are unreachable from the outside due to the amount of caulk and paint. The sills seem to be in good shape, the <br />characteristic trim work which overhangs the sashes by about an inch appears to be in good shape but in need of stripping. I <br />counted 5 thick layers on most of it.
