201 W. NORTHSHORE DRIVE, SOUTH BEND, INDIANA
The hope was to preserve the
concrete deck and rebuild the brick
wall and limestone coping.
We observed that the brick wall was
approximately 16 inches thick. The
edge of the concrete was deteriorated
due to water penetration through the
outside joint. If we are to salvage the
concrete deck, efforts must be taken to
provide support far enough back from
the edge to reach good, sound
concrete.
June 9, 2017
We discussed the prospect of removing and replacing the wall in short segments. We
felt that it would make more sense to construct a temporary wood support wall a few
feet back from the edge that would
allow the entire perimeter wall to be
removed and rebuilt in one piece. To
do this, we recommend that a treated
wood wall should be constructed in the
crawlspace using (two) 2 x1 O's as a
foundation and 2 x 4 studs with a
double top plate under the concrete
deck. Wooden wedges can be used to
create a tight fit. The wedges should
be installed under the steel
rails. Provide (two) 2 x 4's at each rail
in the knee wall. The wood wall would
be left in place.
The condition of the brick wall was unknown below grade. Hopefully, the foundation
below grade is concrete. The new perimeter wall should consist of concrete masonry
units constructed in a fashion that provides at least 4 inches of bearing of sound
concrete from the deck on top of the CMU. If necessary, a 4 inch lift of CMU can be
added to make the coursing work out. The block can also be corbeled out to the inside
to increase the bearing without widening the foundation. We recommend at least a 1
inch mortar bed between the top of the block and the bottom of the concrete.
A brick veneer should be constructed with a 2 inch cavity space between the block and
brick. Drainage and ventilation weeps should be installed no farther apart than 48
inches. The drainage and ventilation weeps would be in the head joint between two
bricks with the drainage weep just above the dirt grade and the ventilation weep at the
top course of brick. The block and brick should be tied together with galvanized
horizontal joint reinforcing at 16 inch centers or galvanized wall ties with one tie for each
2ft.2ofwall.
Keller Engineering, Inc.
54365 301h Street • Srnrth Rend.
