Unable to assess condition of lower sashes. Upper sash in structurally sound <br />condition with failing glazing, but many layers of caulk and paint. <br />Southwest <br />SWI -3 <br />-second floor older wood double hung with interior storms. Painted shut with caulk and paint used for <br />weatherization, exterior glazing is failing with water infiltration from outside entering at corners causing separation <br />at mortise and tendon joints especially at lower sash. <br />SW4 <br />-first floor wood double -hung window. Newer sashes with friction track type of operation, brickmold is soft to <br />touch at sill and sill is also soft in spots. <br />SW5-6 <br />-first floor older wood windows, sills are soft in spots, glazing is failing, sashes caulked and painted shut. Bottom of <br />sashes have holes that are also caulked and painted. <br />Northwest (rear) <br />NW1-4 <br />-newer wood double hung windows. Friction type operation with exterior brick molding. Sills and plates are soft in <br />several spots. All are caulked, painted, and screwed shut. <br />Northeast (along Portage) <br />NEI -3 <br />-second floor older wood double hung with interior storms. Painted shut with caulk and paint used for <br />weatherization, exterior glazing is failing with water infiltration from outside entering at corners causing separation <br />• at mortise and tendon joints especially at lower sash. <br />NE4 <br />-newer wood double hung window. Friction type operation with exterior brick molding. Interior storm, caulked and <br />painted shut. <br />NE5-7 <br />-first floor older wood windows, sills are soft in spots, glazing is failing, sashes caulked and painted shut. Bottom of <br />sashes have holes that are also caulked and painted. Previously overgrown vegetation that kept moisture in place <br />has been removed recently. <br />NE8 <br />-newer wood double hung window. Friction type operation with exterior brick molding. Interior storm, caulked and <br />painted shut. <br />04/05/2018 <br />I photographed and inspected the older wood windows on the second story from the exterior this morning. I did not <br />find excessive deterioration but many, many layers of paint and caulk. To the extent that the areas of concern that I <br />photographed from the inside are unreachable from the outside due to the amount of caulk and paint. The sills seem <br />to be in good shape, the characteristic trim work which overhangs the sashes by about an inch appears to be in good <br />shape but in need of stripping. I counted 5 thick layers on most of it. Existing Structures <br />•A. BUILDING MATERIALS <br />Original exterior building materials in the district include brick, stucco, clapboard, wood shingles, and brick or stone masonry. In some <br />instances, vinyl, composite and aluminum siding have been applied over the original material. <br />Required <br />Original exterior building materials shall be retained when possible. Deterioration of wood materials shall be prevented through <br />repair, cleaning and painting. The existing architectural detail around windows, porches, doors and eaves shall be retained or <br />replaced by replicas of the same design when deteriorated beyond repair. <br />
