We are looking for compliance with the minimum maintenance standards that have been approved by <br />each district and for each local landmark. These standards must also meet those set by the city of South Bend Code En- <br />forcement and the building and standard codes of St. Joseph County. <br />The purpose of this letter is to let you know our concerns for your landmark property. Your property is showing prob- <br />lems that if not attended to in the near future will become costly and more difficult to repair. Specifically we observed <br />the roof is in very bad condition, with multiple holes; some gutters, soffit and fascia are missing; downspouts are not <br />attached to the building; glass is missing in the attic window; dutch corners are rotted/missing; gable shakes are missing; <br />there is masonry failure; and the property is quite overgrown. Enclosed please find a diagram which indicates areas of <br />concern. We would appreciate if you would respond within thirty days of the date of this letter to confirm that we have <br />reached the correct property owner. When it comes time to rectify these issues; please do so by submitting your plan to <br />us, along with a completed Certificate of Appropriateness (COA) application. Standards and guidelines information, <br />COA applications, and other relevant information can be found at the Historic Preservation Commission website listed <br />above. <br />Please do not hesitate to call us with questions or concerns. We have sources through our office that can advise you on <br />techniques to solve these problems and hope that they will be of use to you.
