H Elicia;
Rather than send only certain pages of my dwgs, they are all attached for you and I have copied Steve and Dan B as well. •
From our convo, I am listing the following items and you can review my take on these items and respond accordingly:
1. Note the west wall which shows new doors and windows. These are scheduled on the door schedules ( doors #21 and 25 &
windows #23,24 and 25) as shown on the plans.
2. Although it is not shown on the plans, the current grass area west of the restaurant is slated for a deck which is to be
constructed on site with a decking board made of recycled plastic. Many brands of these exist and since I am not installing any
benches , fencing or other vertical element, I am hoping that this is not a big deal. I will be removing the fence and either
A. Reinstalling it after deck is built OR
B. Installing a new fence of a design that you will either approve or if not approved, I will reinstall the fence that is currently in
place.
3. Main Entrance off LaSalle will be modified in order to raise the threshold approx. 6 inches off current grade. The city is to
rectify the current sidewalk approach and drainage problems in the ROW prior to our obtaining the Certificate of Occupancy
(C.O.), which is scheduled for October 1, 2018. The doors will either be:
A. If possible, existing door will be reworked and attached to new frame and panic hardware OR
B. Existing door will be removed and affixed as an overlay to a new steel door and frame with new panic hardware OR
C. As a last option a new custom wooden door would be installed matching the existing door
4. East entry is a new full glass double door as shown on door schedule on plans (door # 16).
5. Rooms 3 and 11 are new additions as shown on plans sheet A2. These coolers/freezer will be assembled at the site and
painted in a color to match the new color scheme of the building which is TBD. These are flat metal panel additions.
6. Overhead doors # 05 and 07 will be replaced with full glass panel bronze finished aluminum overhead doors. Overhead
doors 02 and 04 are aluminum doors, bronze finished to match existing panel profile as close as possible. All are shown on the
door schedule.
7. Doors 03 is hollow metal steel door in full glass and door 06 is Aluminum bronze finish, full glass as shown on plans. •
8. Front fagade on main North elevation is to restored in its current form with NO changes planned All other elevations are to be
in their original material and will be restored including the painted graphics as they currently exist.
9. The new fence as noted on sheet C1 is to match existing or a different design to be approved at a later time.
10. Doors # 27 and 28 have been eliminated due to plan modifications not yet resolved. The owner has desire to install an exit
door from kitchen directly to the outside in lieu of replacing existing door openings. It is hoped that this change will not require
the full rebuilding of that section of wall, however this can NOT be determined until asphalt has been removed and foundation
has been inspected. If possible, this wall will remain intact and one of the existing windows shall be replaced with a new exit
door, style and material to match door # 03 as noted above.
Due to timing, I would rather not have to submit cut sheets for the doors at this time as they are standard hollow metal
steel or standard aluminum or standard aluminum insulated overhead typical of new commercial construction.
I hope that covers all items. I will need to know what documents you require from me for the process of approval. Anything
you can do to simplify is appreciated as the timing is such that I need to get the approval at the April meeting.
Thanks for your help. Look forward to hearing from you soon.
Take Care,
Frank
0
