Young <br />Property Owner: Jason Pfledderer <br />Landmark or District Designation: Edgewater Place LHD/Local Landmark <br />Rating: Outstanding <br />DESCRIPTION OF STRUCTURE/ SITE: The house sits on the corner of Arch and Edgewater. It is <br />two storys with a rectangular plan set upon a brick foundation. The main level is red brick laid in running <br />bond. Above a continuous band, the upper level is stucco with half timer expressions on the west end. <br />The broad sweeping ashphalt shingled roof lines extend down from the central hip with a variety 'of <br />intersecting dormers and narrow overhang lines with moulded wood frieze board. <br />ALTERATIONS: All of the windows were replaced between 1985 and 1989. The roof is not original to <br />the house. The doors are replacements. The surfaces of the front walk way, porch steps and porch stoop <br />do not appear to be original to the house. COA 2015-0803A approved a concrete driveway and pad, new <br />concrete steps and sidewalk. COA 2014-1002A to sculpt a dead tree in the front yard was denied. COA <br />2016-0628 approved removal and replanting of a dead tree. COA 2016-1003B approved stucco repairs on <br />main house and boat house. <br />APPLICATION ITEMS: 2 new 9'x7' sliding doors on north side facing river to replace (2) 9'x4' <br />windows. Landscape and new — tie in sidewalk & patio to front of house along entire front; possibly <br />brick. <br />DESCRIPTION OF PROPOSED PROJECT: The homeowner proposes to remove two 9' wide <br />windows (each unit consists of stationary glass in center, with casement windows on either side), and <br />replace them with two 9' wide Marvin aluminum -clad sliding glass doors, on the east side of house facing <br />the river. Current windows have grilles in casements only; doors would have no grilles, giving full view <br />of the river. Brick patio to be installed outside new doors, and sidewalk installed connecting patio with <br />main door on south side. <br />PRESERVATION SPECIALIST REPORT: <br />STANDARDS AND GUIDELINES: <br />EDGEWATER PLACE <br />I. BUILDING SITE, LANDSCAPING, AND ACCESSORIES <br />Individual properties in the district are characterized by a house located in the center of a flat lawn, often <br />divided by a walk leading to the front entrance. Many properties have a straight driveway along one edge <br />of the lot leading to a garage at the rear of the house. This driveway often has a sidewalk along one side <br />leading to the front entrance either in the center or at the side of the house. Driveway and sidewalk_ <br />materials include asphalt or <br />concrete. All of the properties have trees; many have trimmed shrubbery and hedges.
