CERTIFICATE OF APPROPRIATENESS <br />1. 325 West North Shore COA#2017-0210 West North Shore <br />Representation by Paul Worland, 325 West North Shore <br />STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: February 10, 2017 <br />Application Number: 2017-0210 <br />Property Location: 325 West North Shore Drive <br />Architectural Style/Date: Neo-Classic/Sears Roebuck's "The Magnolia"/1926 <br />Property Owner: Paul Worland and Deirdre Mylod <br />Landmark or District Designation: West North Shore LHD <br />Rating: Outstanding <br />DESCRIPTION OF STRUCTURE/ SITE: 325 West North Shore is one of six known Sears "Magnolias" in existence. It has <br />two stories set upon a square plan with projecting porches all on brick foundations. There is a Porte-cochere on the west fagade. <br />The exterior walls are recently restored clapboard siding. The windows are 9/1 double hung. There are aluminum railings around <br />various porches and balconies. The roof is a truncated pyramidal with asphalt shingles and a front dormer with a classic <br />pediment; the roof peak has a flat roof. The porch and balcony are distinctive features with the classic portico front entry that has <br />triple ionic columns on both front corners; bracketed entablature with a flat roof enclosed by a wrought iron fence. According to <br />the 1977 survey card, there is a "newer frame garage with apartment of a `style that detracts from the house."' (Brian Crumlish) <br />ALTERATIONS: COA 1991-1202 approved enclosing existing second level balcony to create a laundry room. The "guest <br />house" was revamped with siding and new door configurations in 1995. COA 2015-0601 approved removal of the aluminum <br />siding and restoration of wood details and trim, and restoring/replacing the bead board porch ceiling and soffit. COA 2015-0722 <br />approved demolition, rebuilding, and reinstallation of front porch slab and foundation; rebuilding pillar foundations; remove non - <br />original Porte Cochere and rebuild to historic specifications, and in-kind replacement of asphalt roof shingles. COA 2016-0801 <br />approved installation of wood storm windows and storm doors, replacement of newel posts and rails across the front porch, <br />Juliette porch, above the sun porch, above the porte cochere, and above the front portico, and replacement of flat roof of carriage <br />house with Gambrel roof and two dormers on either side. <br />APPLICATION ITEMS: Replace existing asphalt driveway with a concrete driveway. Replace existing facebricked <br />walkways (1980) with concrete walkways. Eliminate curved front walk and replace with a straight walkway from the limestone <br />steps of the front porch to the sidewalk. <br />DESCRIPTION OF PROPOSED PROJECT: Owner proposes to: 1) replace existing deteriorated asphalt driveway with <br />concrete driveway. Although there is no definitive evidence of the original driveway material, early photos show it was light <br />
