STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: 1 August 2016 <br />Application Number: 2016 -0801 <br />Property Location: 325 West North Shore Drive <br />Architectural Style/Date: Neo- Classic /Sears Roebuck's "The Magnolia" 71926 <br />Property Owner: Paul Worland and Deirdre Mylod <br />Landmark or District Designation: West North Shore LHD <br />Rating: Outstanding <br />DESCRIPTION OF STRUCTURE/ SITE: 325 West North Shore is one of six known Sears <br />"Magnolias" in existence. It has two stories set upon a square plan with projecting porches all on brick <br />foundations. There is a Porte - cochere on the west fagade. The exterior walls are recently restored <br />clapboard siding. The windows are 9/1 double hung. There are aluminum railings around various porches <br />and balconies. The roof is a truncated pyramidal with asphalt shingles and a front dormer with a classic <br />pediment; the roof peak has a flat roof. The porch and balcony are distinctive features with the classic <br />portico front entry that has triple ionic columns on both front corners; bracketed entablature with a flat <br />roof enclosed by a wrought iron fence. According to the 1977 survey card, there is a "newer frame garage <br />with apartment of a `style that detracts from the house. "' (Brian Crumlish) <br />ALTERATIONS: COA 1991 -1202 approved enclosing existing second level balcony to create a laundry <br />room. The "guest house" was revamped with siding and new door configurations in 1995. COA 2015- <br />0601 approved removal of the aluminum siding and restoration of wood details and trim, and <br />restoring/replacing the bead board porch ceiling and soffit. COA 2015 -0722 approved demolition, <br />rebuilding, and reinstallation of front porch slab and foundation; rebuilding pillar foundations; remove <br />non - original Porte Cochere and rebuild to historic specifications, and in -kind replacement of asphalt roof <br />shingles. <br />APPLICATION ITEMS: Replace flat roof of carriage house with Gambrel roof and two dormers on <br />either side. Install custom -made, historic wood storm windows and storm doors made by Jeff Schoberg. <br />Replace newel posts and rails across the front porch, Juliette porch, above the sun porch, above the porte <br />cochere, and above the front portico. Newel posts will be built to original blueprints and balusters will be <br />replicated in profile using original remaining balusters. Newel posts and railings and balusters will be <br />made of wood. <br />DESCRIPTION OF PROPOSED PROJECT: Carriage House: Owner proposes to replace the flat roof <br />on the carriage house at rear of property with gambrel roof with two dormers on each side. Replace <br />existing siding and add siding to new second story with beveled cedar clapboard in the same style as the <br />house. Windows will be replaced throughout and installed in new second story with new Marvin 6/6 <br />wood double hung. All trim will be consistent with the house. A second garage door that existed <br />originally will be reintroduced with a new overhead garage door with divided lights at top. The existing <br />garage door will be replaced with the same as new. New 9'x12" fluted columns with Scamozzi capitals <br />will be installed to replace existing metal column. Exterior front door will be replaced with new 6 light <br />door. Storm windows: Schoberg will custom construct storm windows and storm doors for house. <br />Railings: Replace any missing or non - original railings, newel posts, and balusters with exact replicas of <br />original using blueprints, salvaged material, and historic photographs as evidence. <br />
