841 Park Ave.
Background:
This house was in such poor condition when I purchased it, that it sold for only $54,000, and that
included a new high efficiency furnace. It could have easily deteriorated further, or been cheaply spruced
up for a rental — both fears that my neighbors expressed. Instead, as a building professional, I saw the
structure's potential, investing over $150,000 to date to bring the structure back as a desirable and
functional home.
Proposed Exterior Work:
Firoposed(A)s'completion of front porch per all original approved specifications
.(see_drawing)
,Currently: exterior trim in poor condition (see photos) PJt , -IrY on - COIIIOC c
- Proposed (B): replace with new Plygem trim, a superior wood substitute, matching the original
(see brochure)
Previously approved trim replacement projects: (1) 828 Park Ave. — exterior trim replaced with
Hardiboard trim (2) 824 Park Ave. — exterior trim replaced with Hardiboard trim
Currently: exterior siding in poor condition (see photos)
`Proposed (C): replace with new 6" beveled cedar lap siding, same material & size as original
X Previously approved siding replacement projects: (1) 828 Park Ave. — exterior siding replaced with
Hardiboard siding (2) 824 Park Ave. — exterior siding replaced with Hardiboard siding
Currently: windows in very poor condition (see photos)" 1j), t% `hw S C_ , iron -v C o ry-I FAN et e., ,
,,Proposed (D): replace with Pella Proline 450 Series double -hung casement and fixed transom windows
with 7/8" simulated divided -light (SDL) grilles (see.brochure)
Previously approved window replacement projects: (1) 307 Lamont Terrace — all windows replaced with
comparable product having SDL grilles (2) 824 Park Ave. — some windows replaced with lesser quality
product featuring grills inside sash glass
. ,Currently: front door weather damaged beyond use (see photos)
Proposed (E): replace with an oak door matching the original, hand crafted.by Dovetail Joint, who .- do
many of the exterior doors at Notre Dame, and using the original hardware
Proposed (F): construct 2 masonry post columns with curved end fencing, defining the property (see
drawing).
