STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />4ate: 7 July 2015 <br />Application Number: 2015-0706B <br />Property Location: 341 West North Shore Drive <br />Architectural Style/Date/ Traditional Ranch/1949 <br />Property Owner: Patty and Dennis Gafvert <br />Landmark or District Designation: West North Shore LHD <br />Rating:Notable <br />DESCRIPTION OF STRUCTURE/ SITE: The McLean House was built in 1949 and replaced a house that was <br />demolished in 1939. The ranch house is one storey on a "rectangular plan with appendages". The exterior walls <br />are random ashlar limestone. The roofline is a low hip with slate shingles. The entrance has a low shed roof. The <br />windows are non-operable, fixed vertical divided light. <br />ALTERATIONS: The windows are not original to the house as the survey card notes 10 pane casement windows. <br />There are no COAs in this file. <br />APPLICATION ITEMS: See attached description and drawings. <br />Front Porch Roof. A new Hip Roof is proposed to replace an existing shed roof over the present entrance. The <br />existing Shed Roof is not consistent with this period style California Ranch. The shed roof entry is very low and <br />unusual in that the rest of the house is a hip style roof . The concrete stoop, limestone pier and metal railing will <br />remain. A small amount of matching additional stone will be installed on top of the stone pier at the west side to <br />support the roof. The steel column at the east side would be replaced with a taller steel column as needed. The roof <br />material is slate and will be salvaged as part of the proposed new roof. Additional matching slate of similar <br />specifications (size and color) will be installed to complete the new entry roof. A new full light entrance door is <br />proposed to replace the raised panel door. Window Replacement: The existing non -original fixed sash windows <br />are a replacement of the original operable casement windows. The proposed plans show new operable casement <br />windows as per the proposed south elevation view. These will be custom fit to the existing masonry openings. <br />This house was classified as "insignificant' in the survey of the historic district. A specification of the proposed <br />windows is attached. New Garage: The North elevation view shows a proposed 2 stall garage off of the alley to <br />the north of the existing garage. The existing attached garage will be converted to a master suite. The proposed <br />garage roof will be a hip roof of similar slope to the existing in asphalt shingle. The overhang and fascia will be <br />similar to the existing house in dimension and scale. The proposed siding will be painted horizontal cement fiber <br />board with a 7" reveal, of compatible color to the existing limestone. North Entrance: A small entrance is <br />proposed off of the north patio. The roof is proposed as a hip roof compatible with the existing house. <br />DESCRIPTION OF PROPOSED PROJECT: Kil Architecture is proposing to re -configure the front porch <br />entrance from a low shed roof to a taller hip roof. The new porch will use the same materials original to the house. <br />The raised panel door will be replaced with a full light entrance door. The current fixed non-operable windows will <br />be replaced with single light operable casements custom fabricated to fit the original openings. The new garage will <br />be situated at the rear of the house off of the alley. It will have a hip roof covered in asphalt shingles that will <br />compliment the slate roof of the house as well as the cement board clapboards. The garage door will be simple, <br />solid door. The garage will not be attached to the house. It will not be visible from the street. The new small <br />entrance/vestibule will be located off the rear patio and will have a hipped roof and be basically a glass enclosure. It <br />also will not be visible from the street. <br />STANDARDS AND GUIDELINES: <br />WEST NORTH SHORE STANDARDS: <br />West North Shore Drive Local Historic District Guidebook <br />H. BASIC STRUCTURAL MATERIAL AND ARCHITECTURAL FEATURES <br />Preferred: Retain and maintain the original exterior building material. Frame Structures: Repair, repaint, and/or <br />clean siding to deter deterioration. Masonry Structures: Tuckpoint brick and stone, repair stucco and repaint trim, <br />stucco and brick (if painted) to deter deterioration. Retain and maintain architectural detail of structures such as <br />wrought iron, tile, brackets, etc., or replace when necessary with similar material in texture, size and appearance. <br />
