January 29, 2015 <br />At 9:30 January 28 1 met with Keith Micinski at 618 Park Ave in the Chapin Park LHD. <br />I entered the house and Keith led me to the area at the southwest of the house. The floor joists <br />of the first floor were being replaced. The second floor joists were gone and the adjoining <br />framework was water -stained. Keith explained to me that a previous contractor had left a <br />water leak unattended and it had soaked the floor all the way to the basement. New main floor <br />joists and subfioor were being replaced while I was there. <br />Keith showed me the area of the double casement window directly underneath the <br />damaged floor. The window frame is damaged and will need to be replaced. The window itself <br />including its frame can be removed by just pushing on it. To the left of the window, there was a <br />half bath under the second floor bath. The owner would like to take the opportunity to expand <br />this first floor bath since the framework will have to be removed and rebuilt. <br />Upon inspection of the outside of the house, I observed the other windows on that side <br />were double hung separated light windows (3 across x 4 high) and not casements. I also noticed <br />and photographed the stucco on the house and the damage caused by the interior water leak. <br />At the time it was my recommendation that the window at that area be removed and <br />saved pending the commission's decision of COA application. I also recommended the <br />framework existing be removed and a temporary framework be installed so that the building <br />and the contractor's tools could be secured. <br />Keith informed me that the owner would like a replacement casement window with a <br />matching grid pattern. Being on the first floor and closest to the ground it would be more <br />secure as a casement. He also informed me that they would prefer an aluminum clad wood <br />window due to the area does not get direct sunlight due to the position of the surrounding <br />houses and the tree canopy. I informed him that he can apply for which ever window he would <br />like but that would still be the commission's decision on what to approve. <br />I further recommend the commission approves the application for a new window that <br />would match the others at the rear of the house. The stucco already needs to be repaired and <br />new stucco installed. This will allow a relatively seamless repair. <br />Steve Szaday-Preservation Specialist-HPCSBSJC <br />
