Written Description of Renovation Plans <br />Submitted to Historic Preservation Commission of South Bend <br />Submitted By: Louis and Jennifer Miller <br />1130 E. Jefferson Blvd. <br />August 3, 2015 <br />Details of the project in support of the architectural drawings provided are as follows: <br />A dormer addition will be added above the sunroom at the southwest corner of the home. The <br />sunroom currently has a flat roof. The designed dormer will comprise a dormer sitting on top of a <br />newly constructed hipped roof. The siding will be fiber cement lap siding that will match the scale <br />of the siding of existing dormers on the house. The roof over the sunroom will be vertical seam <br />metal roofing that will tie architecturally to some of the copper roofing currently on the house. The <br />dormer roof may optionally be slate, but will likely match the metal roof below, due to cost <br />considerations. Pitch on both new roofs will be 9/12 to match the pitch of the existing roofs. <br />Two sets of elevations have been provided for this feature, because the architect provided two <br />slightly different orientations for the dormer. Final budgeted construction costs will be the driver <br />of which design is ultimately chosen, but aesthetically, they are very similar. <br />2. A new garage (also referred to in architect's drawings as the carriage house) will be constructed <br />at the rear of the property on the vacant lot also owned by the homeowner, and situated <br />immediately to the east of the primary residence. The carriage house will be the primary <br />structure on the lot and will be located near or on the location of the current shed. There will be <br />two garage doors facing west. The garage doors will be chosen to match the garage doors on <br />the current attached garage. The exterior materials used will be a combination of brick and fiber <br />cement lap siding. Due to cost considerations, the garage may be constructed with lap siding on <br />the ground level, instead of the brick indicated in the architectural drawings. Brick may be <br />implemented below the sill. <br />All windows used will be wood and approximate the style of the main residence. The roof is half - <br />hipped to tie to the fully hipped roof of the main residence while allowing a more useful space on <br />the second level. Roof material will be either vertical seam metal roofing to match dormer <br />described in item #1, above, or an architectural shingle to match slate on main residence. <br />3. A three season room which was added within the past 20 years will be improved. The exterior <br />change will be new double hung windows that will replace the current three season windows. <br />The new windows will match the style of the original windows of the home. An upgraded door will <br />replace the current door. The new door will match the style and quality of the original entry doors <br />to the residence. <br />4. Windows in the sunroom were replaced within the past 20 years with modern windows. The <br />original arches were framed to a rectangular opening to accommodate the new windows. These <br />will be replaced with arched windows to more consistently represent the original architecture of <br />the house. <br />
