Abbreviated Field Audit Architectural Summary <br />Ambassadors for Christ Church <br />January 24, 2008 <br />Page 7 of 11 <br />The flat roof areas are located at the east entry vestibule and the addition. These <br />roof areas were previously repaired/replaced. It is believed that this was done <br />within the last ten years. This appears to have eliminated the water infiltration in <br />these areas. These roofs should be inspected twice a year at a minimum; however, <br />manufacturer's recommendations on inspections should take precedence. <br />The underlvine roof structure is showing signs of severe rot and duress in <br />some areas. These areas should be scheduled for replacement as soon as <br />Dossible to prevent structural failures and further damage to the building. <br />In addition to these items some of the roof overhangs and eaves do not appear to be <br />properly flashed or have appropriate gutters. This is allowing the water to run <br />down the face of the exterior walls damaging the stone and infiltrating into the <br />interior. TTG strongly recommends that adequate flashing and gutters be installed <br />to redirect the flow of bulk water. <br />Once these items have been addressed, an annual maintenance program including <br />inspections and repairs as needed should be put into place in order to alleviate <br />future potential problems and the cost of large repairs. <br />Secondary Structural Analvsis <br />4. The floor finishes throughout the building vary. The floor finishes appear to <br />include ceramic tile, asbestos composite tile, stained wood floor, carpeting, and <br />sealed concrete. The floor finishes range from fair condition to poor condition. <br />Some carpeted areas are showing wear in heavy traffic areas. The Church should <br />consider a carpet replacement schedule and budget; carpet is generally <br />recommended for replacement every ten (10) years depending on intensity of use. <br />The ceramic tile in the entry vestibules is a maintenance concern and does appear to <br />be heavily worn and is physically damaged in some areas. Due to the historic <br />nature of these areas it is recommended that the tile in these areas be cleaned and <br />reset as necessary. As ceramic tile degrades, it becomes a slip hazard. Because <br />of this and the historical and aesthetic importance of the tile work. it is <br />recommended that the tile work be performed immediately. <br />Both the upstairs rooms and a number of the basement rooms have composite tile. <br />Due to the age and look of this tile, it may be asbestos composite tile that will need <br />to be disposed of properly when removed. Areas where the tile is beginning to <br />break apart or detach from the sub -floor should be addressed as soon as possible. <br />As the tile begins to break up it may be releasing asbestos into the air. Indoor air <br />quality is a vital concern and is a major cause of human frailties. The suspected <br />asbestos tiles should be further examined to determine their exact composition. If <br />L the tiles are indeed asbestos it is recommended that appropriate action be taken. <br />
