Roof Replacement Description <br />1129 Riverside Dr. South Bend, IN 46616 <br />Lloyd H. Ketchum, Jr. <br />The house and garage roofs were built in 1909, the year of their construction. Currently, both roofs leak, <br />including the built-in rain gutter on the house. The rain gutter on the garage rotted out before we <br />purchased the property. <br />Exhibit 1 shows and aerial view of the property. Exhibit 2 provides the dimensions of the roof sections. <br />The existing roof tile is vitrified clay Spanish -type tile. These are very brittle, and the underlay <br />membrane leaks. For the existing roof to be repaired, it would require removal of all tile, replacement <br />of the under lay membrane, and reinstallation of the tile, including replacement of those that broke <br />during this process. The built-in rain gutter would need to be repaired. Midland Engineering from South <br />Bend estimated the repair of the house roof only would cost $98,575. Midland Engineering proposal is <br />included herein. <br />The proposed roof replacement contactor is Metal Roofing Solutions, Inc., President Michael Burdine. <br />They have provided a brochure, which is included herein with their proposed costs of $45,489. This <br />included both the house and garage. The built-in gutter on the house will be repair and new down <br />spouts installed. The garage has no remaining built-in gutter and new gutters and down spouts will be <br />installed. <br />We believe that an asphalt roof would be cheaper, but we found the proposed metal roof to closely <br />match the appearance of the existing tile roof. <br />
