CERTIFICATE OF APPROPRIATENESS <br />1. 1012 Riverside Drive - COA#2014-0228 Riverside Drive <br />Representation by Mike Keen, Owner <br />STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: 6 March 2014 <br />Application Number: 2014-0306 <br />Property Location: 1012 Riverside Drive <br />Architectural Style/Date/Architect or Builder: Period Revival/1920 <br />Property Owner: Mike Keen and Gabrielle Robinson <br />District Designation: Riverside Drive <br />Rating: Outstanding, R <br />t <br />DESCRIPTION OF STRUCTURE/ SITE: 1012 Riverside Drive is a 2. storey plus attic structure set upon a brick foundation. <br />The walls are stucco and the gable roof is covered in clay tile. 'Thele is an arched pergola over the entrance and a semi circular <br />transom arch over the door of the attached garage. The windows are multi paned casements; wood frame large round arch <br />windows are on flanking wings. <br />ALTERATIONS: The shutters and iron style window boxes were added in 1998. The rear French doors and overhead garage <br />doors are 1999 replacements; the terrace walls were restored in 1999. <br />APPLICATION ITEMS: Install 5 solar panels on top of garage roof. See attached preliminary design for a 1.52 KWh <br />photovoltaic system along with computer simulations of what compfeted installation will look like. <br />DESCRIPTION OF PROPOSED PROJECT: Staff met with Mike Keen and Nathan Vogel of Inovateus Solar in the spring of <br />2013 at 1012 Riverside Drive. Staff reviewed the proposed location of the solar panels in a depressed area on the garage roof <br />behind the parapet. This is the proposed location under consideration. The flat solar panels will be installed and will not be <br />visible from the thoroughfare. e <br />STANDARDS AND GUIDELINES: <br />B. ROOFS ANDROOFING <br />Roof shapes in the district encompass all the various designs found in residential structures: hipped, gable, gambrel, flat, and <br />combinations of these. Roofs are covered with a variety of materials such as asphalt, asbestos, wood and slate shingles as well as <br />clay tiles. Residences in most cases have wood facias with gutters <br />and downspouts. The facias of some vinyl or aluminum sided houses are covered with the same material. <br />Required <br />The existing shape and materials of the roof shall be retained. All architectural features which give the roof its essential character <br />shall be retained, including dormer windows, cupolas, cornices, brackets, chimneys, cresting and weather vanes. <br />Recommended , . <br />Whenever possible, the original shape and materials of the roof shall be restored. Particular effort should be made to retain <br />materials such as slate, tile, and other unique materials not commonly found in new construction. Roof covering which is <br />deteriorated beyond repair should be replaced with new material that matches as closely as possible the original in composition, <br />
