Required <br />Original windows and doors shall be retained including sashes, lintels, sills, shutters, decorative glass, pediments, hoods and <br />hardware. When deteriorated beyond repair, they shall be replaced with units and trim resembling the original. <br />Recommended <br />Wood frame storm windows and doors painted to match the original should be used but should not damage existing frames. If <br />new sashes or doors are installed, the existing or original materials, design, and hardware should be used. When metal storm <br />doors are used, they should be painted, anodized or coated to match the existing. When awnings are used they should be of <br />canvas material. <br />Prohibited <br />Original doors, windows and hardware shall not be discarded when they can be restored and re -used in place. New window and <br />door openings which would alter the scale and proportion of the building shall not be introduced. Inappropriate new window and <br />door features such as aluminum insulating glass combinations that require removal of the original windows and doors shall not be <br />installed. <br />Not Recommended <br />Awnings, hoods, and fake shutters made of metal, vinyl, or fiberglass should not be used if they would detract from the existing <br />character or appearance of the building. <br />STAFF RECOMMENDATION: Staff recommends approval of the project as this Pella window system resembles the original <br />casement windows. This Pella series has been approved for installation in other Tudor Revivals in East Wayne Street such as at <br />1610 E. Wayne. <br />C.D. The <br />gambrel roof has almost full length front and back shed dormers that are covered with asphalt shingles. The windows are 6/1 <br />double hung on the second storey with first storey casements in the east side, a multi -pane fixed window on the east part of the <br />front fagade and multi pane quarter round in the attic storey. The walls are wood clapboard. There is a small front porch with a <br />gabled roof and wood supports, steps and railing. There is a two car jerkin head roof garage that is aluminum sided set on a <br />concrete foundation. <br />ALTERATIONS: COA#2013-0628B Replace porch supports and railings. Replace storm doors. Remove aluminum siding and <br />either paint or replace with vinyl siding. Storm windows will be replaced with either wood or vinyl to match house siding. <br />Replace leaking metal casement windows in addition with wood or vinyl double hung 6/6 to match the body of the house. <br />Replace garage doors with either wood or vinyl to match the house. Remove rear deck and restore rear fagade and door. <br />Remove dead tree on property line and also tree stump in front of house. <br />COA#2013-0628A was an in-kind re -roof and gutters. <br />Front porch has been altered in that the brick wing walls noted in the 1995 survey card are missing. <br />APPLICATION ITEMS: Replace all windows on entire home with vinyl per window world with 6/1 double hung. All windows <br />will replicate current windows except: front picture windows will have (2) 6/1 double hung windows in each opening, sm. <br />kitchen window on back of home will be replaced with the same size window in the kitchen on the west side. Rear window on <br />upper story of home will be larger (middle window) then current window in order to accommodate staircase properly on the <br />inside. The staircase window that I am proposing to make larger is 6/6 to match sunroom. (SEE ATTACHMENT) <br />Construct fence on the east corner of the home, going east to property line with gate in center. Construct gate of same style <br />between home and garage. Fence will not extend into the front yard. <br />Removal of sidewalk and steps at the east side of property heading south into the backyard and replace with dirt/sod.
