The above windows will keep the visual integrity of <br />the house and retain the original style. <br />DISTRICT STANDARDS <br />The standards that were approved at the time of the original formation of the West North Shore <br />Drive Historical District placed emphasis on aspects of the structures as viewed from West North <br />Shore Drive. <br />The three structural standards: "Preferred," "Permitted" and "Prohibited" were designed to preserve <br />the architectural, historic and residential characteristics of the district ... WITH CERTAIN EXCEP- <br />TIONS BEING MADE FOR THE STRUCTURE AND PROPERTY ON LOTS 12 AND B DUE TO THE <br />HIGH DENSITY AND SPEED OF TRAFFIC ON MICHIGAN STREET." <br />SPECIFICALLY REGARDING THE STANDARDS ON STRUCTURES <br />UNDER PREFERRED: Retain and maintain existing windows and doors including sash, lintels, sills, <br />shutters, doors, decorative glass, pediments, hoods, and hardware. Use canvas awnings, if awnings <br />are used. Install wooden frame storm windows and doors painted to match trim. Install insulating <br />glass in existing sash.... AS TO LOT 12, METAL STORM WINDOWS AND DOORS WHICH HAVE <br />BEEN COATED TO MATCH TRIM AND WHICH ARE ARCHITECTURALLY IN GOOD TASTE WITH <br />THE STRUCTURE ARE PERMITTED. <br />UNDER PERMITTED: REPLACE DETERIORATED DOORS, WINDOWS, SILLS, SHUTTERS, ETC. <br />WITH MATERIALS WHICH MATCH THE ORIGINAL AS CLOSELY AS POSSIBLE. A SPECIAL <br />EFFORT SHOULD BE MADE TO MATCH THE SIZE AND STYLE OF THE WINDOW AND DOOR <br />OPENINGS, SO THAT THE OVERALL APPEARANCE OF THE STRUCTURE IS NOT ALTERED. <br />INSTALL METAL STORM WINDOWS AND DOORS WHICH HAVE BEEN PAINTED, ANODIZED, OR <br />COATED TO MATCH TRIM. <br />SPECIFICALLY REGARDING THE STANDARDS ON STRUCTURES <br />UNDER ACCOMMODATIONS TO THE ENERGY AND MECHANICAL DEVICES: Regarding the <br />Preferred, Permitted and Prohibited Standards ... NOTWITHSTANDING THEABOVE, NO HISTORIC <br />PRESERVATION CONSTRUCTIONAL OR ARCHITECTURAL DECISION SHALL BE FORCED ON <br />LOTS 12 AND B WITHOUT A TOTAL UNDERSTANDING OF THE SPECIAL CONDITIONS WHICH <br />EXIST TO THIS PROPERTY AND WITHOUT PROPER EVALUATION AND AGREEMENT OF THE <br />THEN PROPERTY OWNER. <br />IN CLOSING: It is the hope of the petitioner that a Certificate of Appropriateness can be staff <br />approved based not only on the above but regarding the past experience, reputation and profes- <br />sionalism of the contractor, Van Overberghe, who is on the recommended contractor list of the His- <br />torical Preservation Commission. l can also see no reason to waste the time of the Commissioners <br />and other concerned parties. _ <br />Presented.
