Bach Investments LLC <br />Landmark or District Designation: East Wayne Street <br />Rating:Contributing <br />DESCRIPTION OF STRUCTURE/ SITE: This two storey brick Tudor Revival home has the original <br />asbestos the on tile steep gable roof and paired metal casement windows: 3 x 3 lights and 4 x 4 lights. <br />There are glass block in the south wall of the one storey gabled section and again at the rear of the house <br />next to a French door, There is a picture window in the rear wall in the first storey. There is an attached <br />garage with a gabled roof and dormer. The entire exterior is stucco with a half brick wall. 'I'licre is an <br />additional entrance on the north side of the house to -ward. the front with a flat roof supported by a,,vrou,(,,,ht <br />iron railing system. The front door is solid wood. <br />ALTERATIONS: The picture window in the rear mid the glass blocked in arrears are not original to the <br />house. The additional side entrance with flat porch roof and wrought iron were later additions as well. <br />APPLICATION ITEMS - : Some exterior painting, new roof, new windows, complete interior rehab and <br />possible new like gutters. Side porch roof replacement. <br />DESCRIPTION OF PROPOSED PROJECT: Bach Investments LLC has engaged Capstone Building <br />and Remodeling to oversee these projects. They propose to cover the asbestos shingles with GAF <br />Slatelineasphalt shingles. The metal windows can not be repaired; the kitchen ' windows are original but <br />the rest are 1970s aluminum casement -look or fixed single pane. They will replace them with wood <br />custom double hung and wood casements to fit in the original openings. They will have dimensional <br />performance divided HICS Without brick mould but with exterior trim detailed in Capstone's Report. They <br />will be designed with a 3 degree slope to shed water. They also propose to replace the non -original side <br />front door overhang with a fixed awning style porch roof per Diagram #L <br />STANDARDS AND GUIDELINES: East Mayne Street Local Historic District <br />B. ROOFS AND RoOFING <br />Roof shapes in the district encompass most of the various designs found in residential structures. Roofs are covered <br />with a variety of materials such as asphalt, asbestos, wood, and slate shingles, as well as clay tiles.. Residences in <br />most cases have wood fascias with gutters and downspouts. The facias of sonic vinyl or metal sided houses are <br />covered with the same material. <br />Required <br />The existing shape and materials of the roof shall be retained. All architectural features which give the roof its <br />essential character sliall be retained, including dormer windows, cupolas, cornices, brackets, chimneys, cresting and <br />weather vanes. <br />Recommended <br />NVhenever possible, the original shape and materials of the roof shall be restored. Particular effort should be made <br />to retain materials such as slate, tile, and other unique materials not commonly found in new construction. Roof <br />covering Nvbicb is deteriorated beyond repair should be replaced with new material that matches as closely as <br />possible the original in composition, size, shape, color and texture. Gutters and downspouts are often a necessary <br />adjunct in order to prevent deterioration of the structure; they should be maintained whenever possible or replaced <br />with a style comparable and suitable to the architectural period. <br />
