STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: 07.03.2013 <br />Application Number: 2013-0701 B <br />Property Location: 549 Edgewater <br />Architectural Style/Date/Architect or Builder: Craftsman <br />Bungalow/1922/Whitcomb and Keller <br />Property Owner: David and Rosemarie :IIoipkemier <br />Landmark or District Designation: Edgewater Place :Local <br />Rating: Non-contributing in the survey (but not accurate) <br />DESCRIPTION OF STRUCTURE/ SITE: A one and a half storey Craftsman <br />Bungalow with a rectangular roof plan set upon a brick foundation with concrete over. <br />Exterior walls are redbrown brick. There is a front gabled dormer centered in the roof. <br />Windows are 0/1 wood double hung throughout with simple wood casings and brick sills. <br />The main entry porch is a continuous verandah along cast f front) fagade with brick <br />railings and stucco corner piers. <br />ALTERATIONS: According to documentation in the file, the Assessor card notes that <br />as of 1940 the front porch had been enclosed and the exterior walls, which had originally <br />been stucco, had been covered with brick veneer. <br />APPLICATION ITEMS: Remove non -original porch enclosure. <br />DESCRIPTION OF PROPOSED PROJECT: A circa 1920s photograph shows the <br />property prior to the porch enclosure. Owners would like to return the original open <br />porch, including: removing windows, two layers of tile an the floor, and the lowered <br />ceiling. They will install pine tongue and groove floor boards and install stained <br />beadboard on the ceiling. Though center supports for the house roof were not original, a <br />structural element may need to be added when the addition walls are removed. <br />EDGEWATER STANDARDS AND GUIDELINES: <br />II. EXISTING STRUCTURES <br />A. BUILDING MATERIALS <br />Original exterior wall materials in the District range from brick, clapboard, shingles, and masonry <br />block to aluminum siding. In the majority of the cases the aluminum siding has been applied over <br />the original clapboard. There are some masonry commercial buildings on Lincolnway. <br />Required <br />Existing exterior building materials shall be retained. Deterioration of wood materials shall be pre- <br />vented through repair., cleaning, and painting. The existing architectural detail around windows, <br />porches, doors, and eaves should be retained or replaced by replicas of the same design and mate- <br />rials when deteriorated beyond repair. Masonry structures shall he maintained, tuckpointed and properly <br />cleaned when necessary. Masonry shall be cleaned only when necessary to halt deterioration or to remove <br />stains, and shall be done with the gentlest method possible, such as low pressure water and soil natural <br />bristle brushes. Stucco surfaces shall be maintained by cleaning and repainted when necessary. when <br />repairing stucco a stucco mixture shall be used. <br />Recommended <br />
