STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: 2 December 2013 <br />Application Number: COA#2013-1115 <br />Property Location: 507 Riverside Drive <br />Architectural Style/Date/Architect or Builder: 1904/Free Classic <br />Property Owner: Larry Schohl <br />Landmark or District Designation: River Bend <br />Rating: Contributing <br />DESCRIPTION OF STRUCTURE/ SITE: This is a 2 storey house with a square plan set upon a <br />block foundation. The walls are sided with aluminum. The full width front porch has decorative wrought <br />iron roof supports and three fixed pane picture windows with operable awning windows along their bases. <br />The windows in the house are either single, double, triple or quadruple aluminum awning style windows. <br />The second storey front window has a large fixed central pane with by operable sidelights and is shaded <br />by an aluminum awning. There are three aluminum storm doors two of which are half view and one three <br />quarter view covering wood doors of various styles. The gabled roof is covered with asphalt shingles. <br />ALTERATIONS: The aluminum siding, storm doors and all of the windows are not original to the <br />house. The wrought iron porch supports are later additions. The current roofing material was added in <br />1993 with a COA. <br />APPLICATION ITEMS: Replace windows and storm doors per attached list and pictures. <br />DESCRIPTION OF PROPOSED PROJECT: The owner proposes to replace all of the fifty year old <br />aluminum windows with Vista Panorama custom made vinyl windows that would fit into the same <br />openings. There will be 2 32 x 48 double hung, 2 32x 36 double hung and 2 34 x 48 double hung <br />windows on the first floor along with an 18 x 36 casement window. The second floor's large picture and <br />sidelight assembly will be replaced with a central fixed pane and two double hung windows measuring 48 <br />x 96. Also on the second floor there will be 2 32x 48 double hung windows and 1 casement 18 x 24 and 1 <br />awning 32 x 26. The casement windows and awning windows will not have muntins. All per listing and <br />brochure pages. Michiana's Best Choice Windows will remove all of the old windows/material and <br />install the new windows with frames into the openings; the exterior will be aluminum wrapped just inside <br />the exisitng "J" channels and caulked off. The storm doors will all be replaced Comfort Bilt "West Point" <br />Storm Doors per brochure page. <br />STANDARDS AND GUIDELINES: <br />II. EXISTING STRUCTURES <br />C. WINDOWS AND DOORS <br />Window and door frames are in most cases wood. Brick structures have stone sills and brick lintels. In some cases <br />where synthetic siding has been applied, window trim has been covered. Many structures in the district have <br />aluminum storm windows. Some houses retain wood framed storm windows. <br />Required <br />Original windows and doors including sash, lintels, sills, shutters, decorative glass, pediments, hoods and hardware <br />shall be retained or when deteriorated beyond repair, replaced with units and trim resembling the original. <br />Recommended <br />Wood frame storm windows and doors, painted to match the original, should be used but should not damage <br />existing frames. If new sash and doors are used, the existing or original materials, design, and hardware should be <br />used. When metal storm doors are used, they should be painted, anodized or coated to match the existing. When <br />awnings are used they should be of canvas material. <br />
