CERTIFICATE OF APPROPRIATENESS <br />1. 549 Edgewater COA #2013 -0701B Edgewater <br />Representation by Rory Hoipkemier, Owner <br />STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: 07.03.2013 <br />Application Number: 2013 -0701B <br />Property Location: 549 Edgewater <br />Architectural Style/Date/Architect or Builder: Craftsman Bungalow /1922/Whitcomb and Keller <br />Property Owner: David and Rosemarie Hoipkemier <br />Landmark or District Designation: Edgewater Place Local <br />Rating: Non - contributing in the survey (but not accurate) <br />DESCRIPTION OF STRUCTURE/ SITE: A one and a half storey Craftsman Bungalow with a rectangular roof plan set upon <br />a brick foundation with concrete over. Exterior walls are redbrown brick. There is a front gabled dormer centered in the roof. <br />Windows are 6/1 wood double hung throughout with simple wood casings and brick sills. The main entry porch is a continuous <br />verandah along east (front) fagade with brick railings and stucco comer piers. <br />ALTERATIONS: According to documentation in the file, the Assessor card notes that as of 1940 the front porch had been <br />enclosed and the exterior walls, which had originally been stucco, had been covered with brick veneer. <br />APPLICATION ITEMS: Remove non - original porch enclosure. <br />DESCRIPTION OF PROPOSED PROJECT: A circa 1920s photograph shows the property prior to the porch enclosure. <br />Owners would like to return the original open porch, including: removing windows, two layers of tile on the floor, and the <br />lowered ceiling. They will install pine tongue and groove floor boards and install stained beadboard on the ceiling. Though <br />center supports for the house roof were not original, a structural element may need to be added when the addition walls are <br />removed. <br />EDGEWATER STANDARDS AND GUIDELINES: <br />II. EXISTING STRUCTURES <br />A. BUILDING MATERIALS <br />Original exterior wall materials in the District range from brick, clapboard, shingles, and masonry <br />block to aluminum siding. In the majority of the cases the aluminum siding has been applied over <br />the original clapboard. There are some masonry commercial buildings on Lincolnway. <br />Required <br />Existing exterior building materials shall be retained. Deterioration of wood materials shall be pre- <br />vented through repair., cleaning, and painting. The existing architectural detail around windows, <br />porches, doors, and eaves should be retained or replaced by replicas of the same design and mate- <br />rials when deteriorated beyond repair. Masonry structures shall be maintained, tuckpointed and properly cleaned when necessary. <br />Masonry shall be cleaned only when necessary to halt deterioration or to remove stains, and shall be done with the gentlest <br />method possible, such as low pressure water and soft natural bristle brushes. Stucco surfaces shall be maintained by cleaning and <br />repainted when necessary. When repairing stucco a stucco mixture shall be used. <br />
