STAFF REPORT
CONCERNING APPLICATION FOR A
CERTIFICATE OF APPROPRIATENESS
Date: 5 September 2012
Application Number: 2012-0828
Property Location: 621 Lincoln Way East
Architectural Style/Date/Architect or Builder: 1892/ Free Classic
Property Owner: Diane Erdman
Landmark or District Designation: Edgewater
Rating: Contributing
DESCRIPTION OF STRUCTURE/ SITE: This is a two storey Free Classic with an irregular plan set upon a brick and
concrete foundation. The walls have asphalt siding. The hip roof with gable projections have asphalt shingles. There is a 3/a
length open front porch. The windows appear to be original 1/1 double hung with aluminum storms. 621 LWE is located in a
mixed resident and commercial area.
ALTERATIONS: The roof was replaced with COA 2005-0707A. A rear enclosed vestibule was demolished and replaced
with a deck with COA 1997 0502-2
APPLICATION ITEMS : Install handicap ramp as per ADA specifications with raised flower beds and period perennials in
bed. Ramp to be built with treated lumber
DESCRIPTION OF PROPOSED PROJECT: The owner proposes to construct a handicap ramp to ADA standards with a 60
x 60 inch landing coming off the existing opening in the porch with three wooden steps leading from the landing to the walkway
off of the sidewalk. An additional 60x 60 inch ADA landing will be constructed at the east side of the porch with a ramp leading
down to the sidewalk. These two landings will be connected by a wooden walkway along the front of the porch. There will be a
railing system constructed and installed along the exposed sides of the steps, ramps and landings. In the center of the space
framed by the ramp system and sidewalk the owner proposes to make into a raised flower bed planted with period flora to soften
the look of the ramp. The structure will be constructed using treated lumber with the posts set in concrete.
The ADA ramp is necessary because the owner is relocating a sewing machine repair business from next door to the first floor
and renting out the second floor apartment as a residence.
