STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: 2 October 2012 <br />Application Number: 201.2-1001A <br />Property .Location: 553 River <br />Architectural Style/Date/Architect or Builder: American Foursquare /1922/Wllitcontb&Keller <br />Property Owner: Liz and Steven Kurtz <br />Landmark or District Designation: Edgewater Place <br />Rating: Contributing <br />DESCRIPTION OF STRUCTURE/ SITE: This home is a two storey American foursquare set on a <br />brick foundation. The walls are the original clapboard and features narrower clapboard oil the second <br />storey above the molded string course. There are corner boards on all sides of the first storey. There is a <br />hipped roof with hip roof dormers covered with asphalt shingles. The 4/4 windows in the dormers appear <br />to be original. The wood windows on the body of the house are original and are 8/1 on the first storey and <br />6/1 on the second. There is a full length front porch set upon brick with tall, large brick square columns <br />that extend above tile. porch roof line and are out either side of the front porch. The porch has wooden <br />railings and balustrades. <br />AL'T'ERATIONS: The original asbestos roofing was removed and replaced with asphalt shingles in <br />1983. A 6 foot privacy fence between 553 and 549 River at the alley was erected in 1990. The two car <br />frame garage appears to have been constructed after 1932. The aluminum stonn windows were added in <br />2010. <br />APPLICATIOI`ti' ITEMS: Remove vertical support, replace new solid header, install one 16'x7' door <br />to replace the 2.detenorated sling doors. Install new wood trim work around doorway as necessary. <br />DESCRIPTION OF PROPOSED PROJECT: The homeowners wish to replace the deteriorating <br />sliding doors out the 1932 garage located at the rear of the backyard along the alley. They propose to <br />replace the doors with one Ideal Door M5LT Long Panel Design metal garage door. Tile owners will have <br />installed a new header to accommodate the wider opening and replace any necessary trim work in-kind. <br />The two current garage doors have a center support and open directly onto a narrow alley in front of a <br />telephone pole and a light pole making it difficult for one car to use the garage as it exists. The wider <br />single opening will. alleviate this problem and allow for both.cars to be in the garage. <br />STANDARDS AND GUIDEI.JINES: Edgewater Place; <br />B. BUILDING Slft, LANDSCAPING, AND ACCESSORIES <br />Individual properties in the district are characterized by a house located in the center of a flat lawn, often divided by <br />a walk leading to the front entrance. Many properties have a straight driveway along one edge of the lot leading to a <br />garage at the rear of the house. This driveway oflen has a sidewalk along one side leading to the front entrance <br />either in the center or at the side of the house. Driveway and sidewalk materials include asphalt or concrete. All of <br />the properties have trees; many have trimmed shrubbery and hedges. All of the houses conform to a uniform <br />setback line within each block. <br />Required <br />Existing plants, trees, fencing, walkways, streetlights, signs, and benches which reflect the properties' history and <br />development shall be retained. <br />Recommended <br />New site work should be based upon actual knowledge of the past appearance of the property found in photographs, <br />drawings and newspapers. New site work should be appropriate to existing surrounding site elements in scale, type <br />and appearance. Plant materials and trees .in close proximity to the buildings that are causing deterioration to the <br />building's historic fabric should be removed. <br />
