Renovation is the modification ofa structure, which docs not alter the general massing while and addition, is a <br />change in mass. A modification, which involves the removal of part of the landmark, should be considered under <br />demolition (sec demolition). <br />Additions to landmarks should not detract from the original form and unity of the landmark and should not cover <br />singular examples of architectural detail. Additions to landmarks should be added in a manner that does not disrupt <br />the visible unity of overall appearance of the site. The proportions, materials rind ratio:: of the existing structures <br />should be carried through in the additions. Care should be taken not to change or alter the fallowing: <br />1. Structure--Necessary structural improvements, where safety demands should be accomplished in such a way as <br />to cause minimal visual change to the original style and construction. <br />2. Material—Additions and improvements involving any new material in the landmark should be of the same <br />material as the original, It should be the same sire and texture. An alternative material may be allowed if it <br />duplicates the original. <br />a. wood--all wood trim should conform with existing trim in shape and sire. <br />13. ROOFS ANI) ROOFING <br />Roof shapes in the district vary from hip and gable to gambrel. All are covered with asphalt shingles. <br />Eaves in most cases, have wood facias with gutters and downspouts. Some aluminum sided houses have aluminum <br />covered facias. <br />Required <br />The existing shape and materials of the roof shall be retained. All architectural features which give the roof its <br />essential charactcr, such as downer windows, cornices, brackets and weather vanes, shall be retained. <br />12ecommended <br />Whenever possible, the original shape and materials of the roof shall be restored. Particular effort should be made <br />to retain materials such as slate, tilt and other unique materials not commonly found in new construction. Roof <br />covering which is deteriorated beyond repair should be replaced with new material that matches as closely as <br />passible the existing or original in composition, size, shape, color, and texture. <br />i'robibited <br />Nothing shall be done to change the essential character of the roof by adding architectural .features or roofing <br />materials inappropriate to the style of the house. The roof shall not be stripped of architectural <br />features important to its character. <br />Not Recozumended <br />If aluminum or vinyl siding is added to a building, overhanging caves and gables should not be covered or <br />enclosed. <br />STAFF RECOMMENDATION: The proposed project conforms to the guidelines for Edgewater Place and Local <br />Landmark Standards; Staff recommends approval. <br />-Elicia.
