Wayne South has a 2 storey frame construction that is faced with brick on <br />"L" plan. The house has a gable roof with gable returns, modillions and cornice moulding and covered with asphalt shingles. There are three <br />pedimented gable dormers with casement windows flanked by fluted pilaster detailing; casement windows on the body of the house have <br />transoms with brick header course sills and soldier course lintels. The second storey front windows have window boxes. There is a low pediment <br />over the central entry with fluted pilasters and sidelights that flank the single entry doorway. There is a curving brick walkway leading to the <br />brick steps up to the front entry that has a brick half wall with a concrete cap. There are copper downspouts with decorative collectors. There is a <br />one storey addition at the rear with vinyl siding with Pella windows and sliding French doors surrounded by a multi level wood deck. <br />ALTERATIONS: The original slate roof was removed after 1949. The rear addition and decking were constructed prior to 1986. The <br />replacement dormer windows were replaced with casements with COA 2003-0603 along with the French doors in the addition; the asphalt roof <br />was replaced with COA 2004-0928. A wooden privacy fence was installed with COA 2008-0508 <br />APPLICATION ITEMS: Third floor renovation -new windows, replace east and west windows. Demolish front walk and back deck -replace <br />with stone, brick or cement. North addition -replace vinyl siding with cement clad siding, replace 30 year old Pella windows and replace old glass <br />block window in basement on East elevation with glass block. All per plans and drawings submitted. <br />DESCRIPTION OF PROPOSED PROJECT: The homeowner proposes to construct a rear roof shed dormer with pedimented gable; the <br />dormer will have asphalt roofing to match existing and smooth trims and painted 8"siding. The dormer will have 4 Marvin Wood Casement 9 <br />pane windows. The central set will be surrounded by Tuscan columns and outer ones will have fluted pilasters at the outside edge. The fluted <br />pilasters will match an architectural feature of the original house. (See #4) They propose to replace 3 deteriorated steel casement windows on the <br />east and west side of the third floor with Marvin wood narrow Ultimate Replacement Casements with a muntin pattern to match the originals. <br />(See 3 & 2 and photos 2-6). On the rear addition, they propose to remove the vinyl siding and Pella windows and replace the siding with 8" <br />cement board siding and fluted pilasters at the comers and replace the windows with wood Marvin Ultimate Casements with muntin pattern to <br />match the rest of the house (See #2 and photos 1& 7). On the west elevation they propose to add anew 10" Tuscan column to the existing roof <br />overhang. (See #3 and Photos #7) They also propose to remove the multilevel wood decking and re landscape with a ground level patio area with <br />pavers and add new stone capped brick piers and seat walls around the perimeter of the patio. There will be a pedimented portico addition over <br />the entry supported by Tuscan columns that will lead from the patio into the existing family room addition; that will have brick steps up to the <br />
