Original windows and doors shall be retained including sashes, lintels, sills, shutters, decorative glass, pediments, hoods and <br />hardware. When deteriorated beyond repair, they shall be replaced with units and trim resembling the original. <br />Recommended <br />Wood storm windows and doors painted or finished to match the original should be used but should not damage existing frames. <br />If new sashes or doors are installed, the existing or original materials, design and hardware should be used. When metal storm <br />doors are used, they should be painted, anodized or coated to match the existing. When awnings are used, they should be of <br />canvas material. <br />Prohibited <br />Original doors, windows and hardware shall not be discarded when they can be restored and reused in place. New window and <br />door openings, which would alter the scale and proportion of the building may not be introduced. Inappropriate new window and <br />door features such as metal, vinyl or fiberglass awnings, hoods or aluminum insulating glass combinations that require removal <br />of original windows and doors, shall not be installed. <br />Not Recommended <br />Fake shutters that would detract from the existing character or appearance of the building should not be used. <br />STAFF RECOMMENDATION: Although the sashes appear to be in good condition, the Staff has no first hand knowledge of <br />what condition the frames were in before the replacement windows were installed. Since this house was built in 1894 and this <br />sash system was introduced in the late 1930s, these windows are replacement windows along with just about everything else on <br />the exterior of this house. Staff recommends the approval of the replacement of the replacement windows on this non- <br />contributing structure. It has stucco walls <br />with wood string course and water table; the central dormer has wood shingles. The low hip with central hip roof dormer are <br />covered with asphalt shingles, the two windows are wood 8/1. The windows are 1/1 double hung with wide wood surrounds and <br />aluminum storms. There is a full length open front porch with brick piers, wood Doric columns and balustrade. The handrails are <br />temporary. <br />ALTERATIONS: The aluminum storm windows and doors are additions to the house The roof was replaced with architectural <br />shingles with COA# 1999-0928. The handrails were in-kind replacements with COA#1996-1115; but are missing or have been <br />taken down. <br />APPLICATION ITEMS: Replace concrete with brick of stone; the walkway between the sidewalk and front porch steps. <br />Repair front concrete steps. <br />DISCRIPTION OF PROPOSED PROJECT: The owner has removed the deteriorated concrete walkway and proposes to <br />replace it with either a stamped concrete pad or brick or stone pavers.
