►a <br />STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: 3 July 2012 <br />Application Number: 2012-0702 <br />Property Location: 1346 Lincolnway East <br />Architectural Style/Date/Architect or Builder: Free Classic/1900 <br />Property Owner: Nathan Kain DBA Home Works <br />Landmark or District Designation: Lincoln Way East . <br />Rating: Contributing <br />DESCRIPTION OF STRUCTURE/ SITE: This Free Classic is a two storey frame <br />house with wood clapboard siding with an irregular plan set upon a brick foundation. <br />The roof is a cross gable that is covered with asphalt shingles. The windows are all vinyl <br />replacement double hung windows. There is a full length front porch with wood floor, <br />wood Doric columns, wood railings balustrades and lattice apron. <br />ALTERATIONS: All of the windows were replaced with New Sunrise vinyl windows <br />with COA #1999-0924-3 <br />APPLICATION ITEMS: Constructing a steel shed in back of property. Shed to be <br />removed when I would move. Please see attached documentation. <br />DISCRIPTION OF PROPOSED PROJECT: The renter of the house, Adam Ewing, <br />has obtained the permission of the owner to construct a 20' x20' temporary shed. The <br />walls and roof will be constructed of steel panels that will be bolted together for <br />construction and de -construction when Adam moves. The doors will also be steel. The <br />structure will be located at the rear of the property. It will house and protect a vintage car <br />and lawn care equipment. <br />STANDARDS AND GUIDELINES: <br />C. SHEDS AND ACCESSORY BUILDINGS <br />Accessory buildings are those structures that serve a specific subordinate function to the <br />residence. These include garages and storage sheds and carriage houses. All of the accessory <br />buildings are located in the rear yard. The carriage houses were designed in an architectural style <br />related to the residence and were constructed at the same time as the residence. <br />Required <br />Accessory structures (gazebos, decks, playhouses, children's play equipment, etc.) shall be <br />Located at the rear of the property and as unobtrusively as possible while preserving historic, <br />relationships between the buildings, landscape features and open spaces. Proportions and <br />materials shall conform to those required for new construction. <br />Recommended <br />Accessory building designs should be compatible in character and mood to the residence and the <br />neighborhood. <br />Prohibited <br />Prefabricated metal sheds shall not be used. <br />Not Recommended <br />Prefabricated wood composition sheds should not be used unless they conform to all other <br />standards. <br />STAFF RECOMMENDATION: Staff recommends approval of the free standing metal <br />shed located at the rear of the property as it conforms to the guidelines of the district. <br />
